<br />Third, there has been confusion on the requirement for garages under Ordinance 4 section <br />23 subdivisions 7, 7a and 8. All three of these subdivisions address "future new <br />dwellings" instead of "dwellings" which allows a person to convert their garages to other <br />uses such as a pottery studio or small engine repair shop in connection with the city's <br />home occupation requirements and can eliminate a garage which is in direct conflict with <br />the original intent of requiring all dwellings to have a garage. Many homes with garages <br />were built prior to the adoption of this ordinance which is mute on existing dwellings in <br />the district and the requirements for a garage. <br />
