<br />Tabled <br /> <br />Aug'lst 4. 1998 Planning and Zoning Meeting Minutes <br />Tabled <br /> <br />September 1. 1998 Planning and Zoning Meeting Minutes <br />Tabled <br /> <br />APPEARANCES <br /> <br />Joe Goetz - CrlIetz Landscape & Irrigation, Inc. - Sketch Plan <br />Mr. Joe Goetz and Mr. Kelly Johnson were present to discuss their site plan, landscape <br />and building design. <br /> <br />Mr. March suggested the business owners address the construction phases and time frame <br />for development in the Special Use Pennit. Mr. Buckbee questioned if the green house <br />materials are pennissible in the Industrial District and the designs of buildings. Mr. Goetz <br />stated the green houses are 18 ft. in height and suggested submitting a material list. <br /> <br />Mr. Buckbee was concerned about the accessory buildings material since it is not what is <br />required in the Industrial District. Ms. Welk questioned if the City will allow the <br />construction of a building that is under the 5000 sq. ft. minimum requirement in the <br />Industrial District. Mr. March noted a Special Use Pennit wiIJ address the building <br />construction during its phases and the pennissible construction materials. <br /> <br />Mr. Lessard explained the site plan may be more of a mixeduse concept than Industrial. <br />Ms. Gaustad commented that the outside storage will need to be addressed if the variance <br />is granted. Mr. Goetz mentioned that they would like to get electric, sewer and utilities <br />to the property in order to protect the equipment that is located on the property. <br /> <br />Ms. Johnson explained they would like to build by next fall, and in the interim operate <br />business from a modular office building. Mr. March noted the ordinance doesn't say you <br />cannot use a modular office building. <br /> <br />Mr. Buckbee recommended that Mr. Goetz take the Planning and Zonings' comments and <br />continue to work with staff and the engineering team, then pursue a public hearing in <br />November. <br /> <br />ACTION ITEMS <br /> <br />Action on Preliminary Plat for Center Villa <br />Mr. Buckbee recapped the need to set building sites back five (5) feet and to consider the <br />City cost to upgrade the watermain. Mr. Buckbee favored a variance request and Park <br />and Recreations' recommendation of a sidewalk in the development. <br /> <br />3 <br />
