Mr Hanson <br />seconded the motion. Motion carried unanimously. <br /> <br />APPEARANCES <br /> <br />Mari Nelson - Planning and Zoning Liaison <br />Ms. Gaustad introduced Councilmember Mari Nelson as the Planning and Zonings Council <br />Liaison. Chair Welk and the Commission welcomed Councilmember Nelson <br /> <br />Future Variance Request - Paul Wolf (6933 Sumac Court) <br />Ms. Gaustad introduced Mr. Paul Wolf who was present to receive the Commission's guidance <br />on pursuing the construction of an accessory building on his comer lot. Mr. Palzer explained that <br />according to Ordinance 4 (34.05-02 and (34.06-1), the ordinance allows accessory buildings to be <br />construction in a ~ yard. However, an exception to the ordinance is a comer lot, which has no <br />rear yard (two front yards and two side years). In addition, Mr. Hoeft recommended the Planning <br />Commission conduct a public hearing for a variance request at no charge to the citizen. <br /> <br />ACTION ITEMS <br /> <br />Ms. Gaustad reported that Mr. Dean Johnson hoped to address the Commission prior to the <br />March 2, meeting to give an update on proposed Ordinance #4 and Ordinance #8. Furthermore, <br />Mr. Johnson requested to meet at a6:00 p.m. workshop. <br /> <br />Mr. Buckbee moved to set the workshop for March 2 1999 at 6:00 p.m Mr. Hanson seconded <br />the motion. Motion carried unanimously. <br /> <br />DISCUSSION ITEMS <br /> <br />Town home Sketch Plan - Gerald Rehbein <br />Chair Welk concured with Mr. Buckbee's desire to maintain the R5 minimal lot size of 17,500 sq <br />ft. Mr. Buckbee added although the wetlands are an issue, the RS lends to the area and is keeping <br />with the Comprehensive Plan. <br /> <br />Mr. LaMotte explained that the town home concept is selling well and Centerville seniors are <br />looking for this living option. Moreover, the POD is fine but if the density was decreased slightly <br />it may be more marketable. Mr. Buckbee commented the density is too high. Mr. Hanson <br />commented granting variances for the small rear yards or a short driveway may present future <br /> <br />3 <br />
