Initial Site Grading • <br /> 2. Guideline for home construction <br /> 1. Finish Grading <br /> 4. Continuity of drawing from one lot to another and also one block to another <br /> 5. Basis for engineers to design storm saver <br /> As requested I am going to further explain Item 2 which is the Guideline for home construction. The grading plan has <br /> existing and proposed elevations shown on it at several )orations. The existing elevations are self explanatory but the <br /> proposal elevations require a little more in depth explanation There are basically 3 levels of proposed elevations depending <br /> on the flexibility of adjusting the grades shown on the plan These levels are listed below. • <br /> • <br /> L No rkeibility • <br /> a) Street & Curb Elevation <br /> b) Storm Sewer and Sanitary Sewer <br /> 2. Moderate Flexibility <br /> a) Lot Corner Grades <br /> ?,) Drainage Swalcs <br /> • 3. Greatest Flexibility <br /> to House Elevations <br /> • <br /> The reason the house elevations have the most flexibility is that there are a number of considerations that must be observed <br /> but as long as Web thesc are utet the elevation of the garage can be adjusted up to 1.5' fat without changing the setback. <br /> Obviously if the setback is increased so can the height of the garage. The considerations that are critical and limit the <br /> elevations are as follows. <br /> • <br /> 1. Minimum of 18" slope from garage floor to street <br /> 2. Maximum of 10% driveway grade • <br /> 3.
