The grading <br /> plan shows several lots with proposed house elevations modified from the original plan. We <br /> have reviewed the plan and have listed each lot on the attached table, <br /> The table shows the proposed driveway slope for each lot with the proposed or adjusted <br /> house elevation. Most of the driveways will be around 8% average slope or less. This is <br /> only an average, as driveways are typically constructed with a more flat parking area near <br /> the garage, and then a steeper grade to match the curb. <br /> The contours on the revised grading plan have not been revised. There are areas on the <br /> grading plan where the contours do not match with the proposed revised house elevations. <br /> However, drainage of individual lots in these areas will be met if the lots are graded <br /> properly Most revised elevations are higher than the original elevations, allowing for a <br /> steeper slope away from the houses. <br /> Our reconunendation at this time would be for the Council to approve the revised grading <br /> plan subject to approval by the City Engineer and City staff. A 14-day period could be <br /> placed on the approval allowing the Developer time to make any revisions requested by the <br /> City such as modifying contour lines and drainage patterns.
