The city /developer are to ensure that all applicable intersection <br /> Sight Distance requirements are met. Please note that no plantings or business signs will be <br /> permitted within the county right of way. Care must be exercised when locating <br /> signs/plantings/berms/etc. outside the county right -of way, so as not to create sight obstructions at this <br /> site. <br /> Access to this site will be permitted at the proposed future alignment of 21 Ave. with the <br /> understanding that when the construction of 21 Ave. is complete ail access from this site is to be <br /> made onto 21 Ave. (as shown on sketch plan). Right of access along CSAH 14 is to be dedicated to <br /> Anoka County except for the proposed 21 Ave. Right of Way. Final entrance details will need to be <br /> reviewed by ACHD prior to an access permit being issued. <br /> Anoka County Highway Department (ACHD) will consider a proposal for another Temporary Access to <br /> be used during the construction of 21 Ave. Plans showing the location and construction details for a <br /> Temporary Access must be approved by this department prior to the issuance of a permit. <br /> CSAH 14 is a two lane, two way rural highway with a Fundional Classification of Minor Arterial 'A' <br /> Expander /Connector. This segment of CSAH 14 will likely become a four lane divided highway at a <br /> future date. Aggressive access management is essential to preserve this highways ability to safely <br /> handle future traffic volumes. <br /> Calculations must be submitted along with a grading and erosion control plan that delineates the <br /> drainage areas for this development. The post - developed rate of discharge shall not exceed the pre - <br /> developed rate of discharge for the 5 -year, 24 -Hour storm, utilizing the 'SCS Method' with a curve <br /> number determined using Group C soils as a minimum. <br /> Affirmative Action / Equal Opportunity Employer <br />
