ILL -02 -1998 08 38 P.03/09 <br /> Mr. Jim March <br /> July ' , 1998 <br /> Page 2 <br /> UTILITIES <br /> As we discussed at the previous planning and zoning meeting, we are working with the <br /> developer of this parcel to finalize the alignment of the forcemain for the 20 Avenue <br /> utility project. The forcemain alignment is proposed through the Center Villa property. <br /> The plan submitted for review shows the forcemain extending along the cul-de -sac, <br /> down !ut lines to Brian Drive, and connecting into a sewer manhole extended south from <br /> Brian Drive. <br /> If the planning and zoning committee can provide direction to the developer with respect <br /> to the alignments of streets and lot layouts an the plat, we may be able to secure a <br /> revised forcemain alignment that will fit the future configuration of the streets. The <br /> forcemain could be constructed through the middle of the development, where there Is <br /> considerable open area. This would allow the dense row of trees along the north side of <br /> the parcel, along the current proposed forcemain alignment, to remain in place and <br /> continue to serve as a landscape buffer between the property and the homes along <br /> Brian Drive and at the end of Brian Court. <br /> We will provide more information on this issue at the planning and zoning committee <br /> meeting next week. <br /> SUMMARY <br /> Obviously, the zoning change the developer Is seeking on this parcel is probably the <br /> most important issue for discussion.
