Drainage <br /> calculation need to be provided tor the street runoff contribution to the Center Hills <br /> development, as well as calculations showing the sizing of the proposed pond on lots 2, <br /> 3, and 4, Block 2. <br /> A large Mn /DNR protected wetland is located through the center of the plat. If this <br /> wetland is landlocked, volume calculations should be completed to show the 100 -year <br /> high water level of the wetland. <br /> Permits will be required from the Rice Creek Watershed District and possibly the <br /> Mn/DNR for the wetland impacts shown on the grading plan. No mitigation site is shown <br /> cn tre plan. <br /> PRELIMINARY PLAT <br /> • Perimeter drainage and utility easements should be shown for each lot. <br /> • Drainage and utility easements should be shown around all wetland areas. <br /> • A 20 -foot drainage and utility easement should be shown along the proposed storm <br /> sewer between lots 3 and 4, block 2. <br /> • Ownership designation of Outlet A will be required in the developers agreement. <br /> • Additional right -of -way would be required for the temporary cul -de -sac as shown on <br /> the plat. The cul-de -sac boundaries extend beyond the proposed right -of -way. <br /> GRADING PLAN <br /> • Pond and wetland normal and high water levels should be shown on the grading <br /> plan. <br /> • Fr posed contours should be shown on the grading plan. The grading plan only <br /> shows existing contours. <br /> • As indicated above, storm sewer and drainage calculations should be provided for <br /> the development. <br /> SUMMARY <br /> At this time. the developer of the project is requesting a change In the zoning of the <br /> property. The proposed zoning designation is R5.
