Legal description is Lot 3, Block 2 of L'Allier Estates, Anoka Co.. The lot is approximately a <br /> 110' on the East and West, and 145' on the North and South. The current property owner has agreed <br /> to pay the $175.00 fee and may be contacted at: <br /> Robert Nepper <br /> 2251 Shawnee Dr. <br /> N. St. Paul, MN 55109 <br /> (651) 777 - 5159 <br /> I am requesting a variance to the property line offset on the East side of the lot. The current offset <br /> requirement is 35' (see attached Certificate of Survey). I am requesting and would prefer a variance of <br /> 15' or 20', but would welcome a 25' offset. <br /> I believe this variance would preserve many of the mature trees and the natural character of this lot. It <br /> would also place our proposed home farther away from Clearwater Creek and the steep slope leading <br /> down to the creek. This would create greater safety from flooding, make it much easier to comply <br /> with the requirements (50' offset from creek) set by the Rice Creek Watershed district, and allow us to <br /> enjoy a larger more beautiful backyard.
