25 Oct 99 <br /> Fellow Councilmembers: <br /> A couple of weeks ago, I stopped and spoke with Dick Huber, the owner of <br /> Eagle Trucking on 20 Ave, next to the Corner Express set of stores. This was one <br /> of the places that we had visited in regards to a Public Works building. <br /> Mr. Huber is asking $400,000.00. For his building and land at that location, <br /> The building itself is a little bit more (office space) than I think we need, but <br /> maybe it could be a place for additional rental income and a place for a police <br /> officer to work out for doing reports, interviewing citizens, etc. <br /> I asked Mr. Huber, what would be the bottom line for cost, he stated that if <br /> the city is interested and that he wouldn't have to carry a mortgage, etc, he would <br /> sell it for $350,000.00 to the city. Talking further, he stated that if the city would <br /> pay $1 to 2 hundred thousand up front, he would carry the city for awhile after <br /> that, (exact time was not discussed). <br /> Mr. Huber has land in Forest Lake that he is planning on moving and <br /> building a new place of operations out of. The present site in Centerville only has <br /> approximately one third of all of his equipment. He has two offers at $400,000.00, <br /> but he would have to carry a mortgage for these people and he cannot afford to do <br /> that if he is building at the same time. <br /> Mr. Huber is going to move one way or the other, the city operation would <br /> be less disturb to the adjoining neighborhood rather than some sort of other <br /> operation in that location, the piece of ground may be large enough that a buildable <br /> lot could be sold for commercial development. The enclosed parking lot could be <br /> a large advantage for city operations and storage. Screen the fencing area for <br /> better appearance from the residential housing. Sewer is on the site and water <br /> could be obtained very easily. <br /> I feel that we should continue to do the following: <br /> a. State our strong interest in the site with Mr. Huber. <br /> b. Obtain an appraisal of the building & property. <br /> c. Verify the actual size of the lot and then look at doing a lot split. <br /> d. Discuss further with Mr. Huber the financing options. <br /> e. Obtain a date of obtaining the property. <br /> f.
