Mr. March explained that the trail easement <br /> can be presented to the Park and Recreation Committee In addition; the developer <br /> submitted a long and length application for a PUD. Alternate Chair Ms. Broussard <br /> Vickers supported the PUl? and Preliminary Plat based on the reasons stated. <br /> Mr. Buckbee noted the plan works with the unique land features. However, there is only <br /> enough room for parking orrone side of the road and one property shares two driveways. <br /> Motion by Mr. Buckbee, seconded by Mr. Hanson to recommend approval for the <br /> DeerPass PHD and Preliminary with the additiorrof the following: <br /> * A trail to the properties to the north <br /> * Filial Comments fronrMilor Ber.uett, Fire Chief (cul- de- sacand roactwidtb). <br /> * Final comments from the City Engineer (drainage and road construction). <br /> * Require a final - grading inspection prior to issuing the certificate of <br /> occupancy. <br /> Motion carried unanimously. <br /> B. Action Preliminary Plat Request - Deer Pass - Mr. Gerald Rehbein <br /> Action noted above. <br /> C. Action Rezone Request - R2 to Cl Mr. Roger Kolsted <br /> The Commission did notmake ict.um«rendation because the request rescinded. <br /> D. Ms. Gaustad questioned haw the developer planned to supply to the east <br /> property. Mr. Rehbein said he is working with the city on the utility issues. <br /> Motion - byMr. Buckbee, second Mr. Hanson - to approve the preliminary plat <br /> for Royal Oaks Industrial lots, and to approve lots 2 and 3, with the road, and that <br /> the Commission acknowledges lots and - 9 are less than the required 200' width. In <br /> addition, the Commission requested the roads and utilities are installed prior to the <br /> sale of the lots. Motion carried. <br /> E. Action Variance Request - Wolf (Accessory Building) <br /> Alt. Chair Broussard Vickers noted the Wolfvariance request is tabled. <br /> F. Rezone Request - BI to R2A (East Willow Glen) <br />
