Alternate Chair Ms. Broussard Vickers explained that R2 is residential, R2A is high <br /> density B1 is commercial. <br /> A gentleman from (7069 Dupre Road) commented a bank will induce traffic and <br /> and the proposal is not in the Centerville Comprehensive Plan. <br /> Mr. Dale Peterson (7065 Dupre Road) stated a commercial business will be focal point <br /> and <br /> the area is already heavy with traffic. Furthermore, wilt a traffic study be performed prior <br /> to a rezone approval. Alternate Chair Ms. Broussard Vickers explained that a traffic study <br /> might be performed in the future. <br /> Motion by Mr. Buckbee, seconded by Mr. Hanson to close the public hearing. <br /> Motion carried. <br /> IY <br /> Preliminary Ptat (Ruyat Oaks Realty) - Mr. Mike Black <br /> Mr. Mike Black was present to discuss preliminary plat consideration for a 15 acre <br /> parcel located on the east side of2lt Avenue and just north of Cedar Street. There are <br /> nine lots ro osed at a lot vera a of 1.5 acres and not less than 1 acre. Sewer and <br /> P P average <br /> available to the whole parcel. <br /> Mr. Hanson discovered that the cul -de -sac Iots will not meet the 200r minimal lot width. <br /> Ms. Gaustad read aloud I -1 zoning regulations that there are 200' minimal lot width and 1 <br /> acre minimal. Historically, oncul= de-sac lots city requires the minimal 200' width <br /> at the building setback. <br /> Motion byMr. Buckbee, seconded Mr. Hanson to close the public hearing. <br /> Motion carried unanimously. <br /> E. Rezone Request - BY to R2A (East Willow Glen) <br /> Mr. Rehbein stated approval of the rezone request will benefit the city in regards to park <br /> dedication funds, utility hook -up fees, MiJSA cost and building fees. The Centerville <br /> commercial site may not sell as soon as the surrounding commercial properties. Ms. <br /> Gaustad distributed a copy of the City of Lino Lakes comprehensive plan which suggested <br /> that the surrounding property is either commercial or industrial. The commission opened <br /> the discussion. <br /> Ms. Essex commented the City needs to increase the commercial tax base in order to <br /> lower taxes and she suggested the property should remain commercial. <br /> Ms. Carla Rudd (2071 Willow Circle) said she would rather look at town homes than <br /> commercial buildings. <br />
