Alternate Chair Ms. Broussard s explained R2 is residential,1t2A is high <br /> density B1 is commercial. <br /> A gentleman from (7069 Dupre commented thatabank will induce traffic and <br /> and the proposal is not in the Centerville Comprehensive Plan. <br /> Mr: Dale Peterson (7065 stated a commercial business a focal point <br /> and <br /> the area heavywith traf£tc. Furthermore, wilt - a traffic study be performed <br /> to a rezone approval. Alternate Chair Ms. Broussard Vickers explained that a traffic study <br /> might be irr the future. <br /> Motion by Mr. Buckbee, seconded by Mr. Hanson to close the public hearing. <br /> Motion carried. <br /> II; PreliminaryPlat = Mr. Mike Black <br /> Mr. Mike Black was present to discuss preliminary plat consideration for a 15 acre <br /> parcel Located on the east- side. of 20' Avenue and just north of Cedar Street. There, are <br /> nine lots proposed at a lot average of 1.5 acres less than 1 acre. Rezone Request - Bi to R2A (East Willow Olen) <br /> Mr. Rehbein stated approval of the rezone request will benefit the city in regards to park <br /> dedication funds, utility hook -up fees; MUSA cost and building fees. The Centerville <br /> commercial site may not sell as soon as the surrounding commercial properties. Ms. <br /> Gaustad distributed a copy of City of Lino Lakes comprehensive plan which suggested <br /> that the surrounding property is either commercial or industrial. The commission opened <br /> the discussipn. <br /> Ms. Essex commented the City needs increase the commercial tax base irrorder to <br /> lower taxes and she suggested the property should remain commercial. <br /> Ms. Carla Rudd (2071 Willow Circler said she would rather look at townhonres than <br /> commercial buildings. <br />
