Effective 9/5/00 <br /> City of Centerville Ord. #4 <br /> the application with the City's Comprehensive Plan, Zoning Ordinance, other policies and <br /> official controls and the compatibility of the proposed action with existing area land uses, <br /> existing area investments and neighborhood character, capacity of public streets and <br /> utilities and future planned land uses. <br /> Section 070 -030: Exceptions. The City may waive certain submittal requirements for <br /> residential variance applications, when it is determined that submittal requirements are not <br /> applicable or are not necessary to complete a review of the proposed action. The City may <br /> also waive certain submittal requirements for other actions, when site plan information for <br /> the subject property has previously been submitted to the City and may be more <br /> appropriately supplemented with new information. <br /> Division 75: Final Grading and Landscaping <br /> Lots in all districts shall be subject to the following: <br /> Subd. 1 No Occupancy Permit shall be issued until the lot upon which <br /> the structure is constructed is brought to finished grade as <br /> specified; and <br /> Subd. 2 Within six (6) months from the issuance of the Occupancy <br /> Permit the lot shall be landscaped in a manner which prevents <br /> erosion due to wind or water. Extensions may be granted at <br /> the Building Official's discretion. <br /> Division 80: Zoning Districts /Use Regulations <br /> Section 080 -010: Zoning Map. A map entitled "Centerville Zoning Map" is hereby <br /> adopted by reference and declared to be part of this Ordinance as the Official Zoning Map: <br /> Such map shall be on permanent file and available for public inspection in the City Nall. It <br /> shall be the responsibility of the City Clerk to maintain and keep the map up to date and to <br /> record each amendment thereto within thirty (30) days, after official publication of the <br /> ordinance adopting the amendment. <br /> Section 080 -020: Interpretation of the Zoning Map.; Where due to the scale, lack of <br /> detail or illegibility of the Zoning Map attached hereto, there is an uncertainty, contradiction <br /> or conflict as to the intended location of any zoning district boundary as shown thereon, the <br /> Zoning Administrator shall make an interpretation of the map upon the request of any <br /> person. Any person aggrieved by any such interpretation may appeal such interpretation to <br /> the Board of Appeals and Adjustments. The Board of Appeals and Adjustments, in <br /> interpreting the Zoning Map or deciding any appeal, shall apply to the following standards: <br /> A. Zoning district boundary lines are intended to follow lot lines, or be <br /> parallel or perpendicular thereto, or along the centerlines of streets, <br /> rights -of -way or watercourses, unless such boundary lines are fixed <br /> by dimensions shown on the Zoning Map; and <br /> Page 21 of 62 <br />
