The City may modify minimum parking requirements in the M -1 <br /> District, as part of the Site Plan Approval process, if it is determined that the use is <br /> consistent with the purpose of the district and street parking is sufficient to accommodate <br /> the use. <br /> Uses Minimum Parking Required <br /> Residential 2 /dwelling unit <br /> Churches 1/3 seats in largest assembly <br /> Schools 1 /classroom plus 1/3 seats in largest <br /> assembly <br /> Theaters 1/3 seats <br /> Restaurants 1/3 seats <br /> Offices 5/1000 square foot gross floor area <br /> Retail 6/1000 square foot gross floor area <br /> Convenience Stores 7/1000 square foot gross floor area <br /> General Services 4/1000 square foot gross floor area <br /> Trade Businesses 3/1000 square foot gross floor area <br /> Manufacturing 3/1000 square foot gross floor area <br /> Other Industrial 3/1000 square foot gross floor area <br /> Car Washes 5 /stacking per bay <br /> Drive -up 5 Stacking plus 1/3 seats <br /> Restaurants <br /> Division 95: Commercial Exterior Building Materials <br /> Except; as otherwise regulated herein, the exterior wall surfaces of all new or expanded <br /> commercial buildings shall consist of face brick, finished block or other textured masonry <br /> product approved by the Planning and Zoning Commission. Exceptions to all masonry <br /> exteriors may be considered and approved by the Planning and Zoning Commission <br /> provided the following findings are met: <br /> A. The combination of exterior materials is used as an architectural <br /> compliment to the structure. <br /> B. The combination of exterior materials used is not inconsistent with <br /> the quality and appearance used on similar buildings in the same <br /> zoning district or neighborhood. <br /> C. Site conditions limit public exposure to certain exterior surfaces where <br /> masonry products are not proposed. <br /> Page 29 of 62 <br />
