Effective 9/5/00 <br /> • City of Centerville Ord. #4 <br /> Essential Services - Public and private utilities required by the resident and working <br /> population. <br /> Family - An individual, or two (2) or more persons related by blood, marriage or adoption, <br /> or a group of not more than five (5) persons not so related, living together as a single <br /> housekeeping unit using common cooking and kitchen facilities. <br /> Facade - The exterior wall of a building exposed to a public view or that wall viewed by <br /> persons not within the building. <br /> Fence - Any artificially constructed barrier of any material or combination of materials <br /> erected to enclose or screen areas of land. <br /> Flood Plain - Flood plain or flood -prone area means any land area susceptible to being <br /> inundated by water from any source. <br /> Floodway - The channel of a river or other watercourse and the adjacent land areas that <br /> must be reserved in order to discharge the 100 -year flood without cumulatively increasing <br /> the water surface elevation more than one foot at any point. <br /> Floodway Fringe - All that land in a flood plain not Tying within a delineated floodway. <br /> Land within a floodway fringe is subject to inundation by relatively low velocity flows and <br /> shallow water depths. <br /> Floor Area - The sum of the gross horizontal areas of the several floors of a building or <br /> dwelling unit, measured from the exterior walls or from the centerline of party walls <br /> separating buildings, excluding basements. <br /> Floor Area Ratio - The total floor area on a zoning lot divided by the total site area of the <br /> lot or parcel being developed. <br /> Freestanding Sign - Any sign supported by structures or supports that are permanently <br /> anchored in the ground and that are independent from any building or structure. <br /> Frontage - The front or frontage is that side of a lot abutting on a street or way and <br /> ordinarily regarded as the front of the lot, but it shall not be considered as the ordinary <br /> sideline of a corner lot. <br /> Garage, Private - Any accessory building or an accessory portion of a principal building <br /> designed or used solely for the storage of motor vehicles, boats and other personal <br /> belongings which are owned or used by the occupants of the building to which it is <br /> accessory. <br /> Glare - A sensation of brightness within the visual field that causes annoyance, discomfort, <br /> or loss in visual performance and visibility. <br /> Page 6 of 62 <br />
