After reviewing the information, <br /> we have the following comments: <br /> 1. Parallel and IS' south of the north property line of the plat, there exists a Metropolitan Council sanitary force <br /> main. A new force main is being installed this Fall/Winter at a location 30' south of the propetty line, The <br /> permanent easement for this pipeline wilt be an additional 15' south of the pipe centerline. Therefore, the <br /> northerly 45' along the north property line of Pheasant Marsh is permanent easement. This may have some <br /> impact on proposed lots that are adjacent to Center Oaks Addition. • <br /> 2. A trail corridor needs to be established through the plat to continue the east -west connection that was built in <br /> 2000 in Hunters Crossing. me logical route appears to follow the south and east sides of the two lots on <br /> Centerville Road, then along the north property line of Pheasant Marsh. • 3. The Preliminary Utility Plan gives a general Idea of proposed sanitary sewer, water main and storm sewer. y <br /> When we do the final design of the utilities and streets, several revisions are necessary, including: <br /> • <br /> • Sanitary sewer extended about 600' down the east side of Centerville Road to Lots 27.28, then extended <br /> east into the plat. <br /> • Twelve inch diameter water main extended down the east side of Centerville Road approximately 1100' <br /> to the new Dupre Road entrance. with looping of the main on Dupre Road within the plat, <br /> • Extend the 12" water main 650' north of the plat on Dupre Road to the existing 12" main in the Eagle <br /> Pass Addition. <br /> • Extend storm sower to the intersection of Center Street East and Dupre Road, to correct a drainage <br /> problem. Make other drainage improvements along the south side of Canter Oaks. <br /> 4. Connect Pheasant Lane cul- de-sac to the new street. • <br /> 5. At station 20+00 Dupre Road, where it parallels and almost touches the Broussard- Vickers property. the new <br /> street is 4' higher than the existing ground.
