Park - Glen Rehbein <br /> - Listed below are some advantage of Municipal Water <br /> - Two municipal wells and elevated tank would eliminate the <br /> need for t 300 private wells and pressure tanks. <br /> Municipal wells are normally better quality water requiring <br /> " less softening. <br /> Steadier and higher pressure causes more efficient operation of <br /> automatic dishwashers, washing machines and etc. <br /> - Better fire protection because of hydrants - lower fire insurance. <br /> 4. DRAINAGE <br /> - The developer should supply our office with a proposed grading <br /> plans showing drainage swales, Rice Creek Watershed Ponds, <br /> building site elevations and arrows indicating direction of <br /> drainage. <br /> - Rice Creek Watershed approval will be required before final <br /> plat approval. <br /> - After the site is graded, all disturbed areas will be seeded <br /> and mulched. Hay bales will be installed in critical locations <br /> to prevent sediment from entering Clearwater Creek. <br /> - While grading the site, the Contractor shall regrade the ditches <br /> along Main St. and County Road 54 to assure proper drainage. <br /> 5. STREET <br /> - The 33' -0" right -of -way is required for 21st Street. <br /> - 21st St. will be constructed as a 9 ton road. <br /> - 21st St. should be installed to the full 36' -0" width before any <br /> development is allowed on lots 8 and 9. <br /> - Proposed street grades should be shown on the site grading plan. <br /> Before we could recommend approval of the preliminary plat, we should <br /> have additional information showing the sanitary sewer extensions, the <br /> proposed lot elevations and a more detailed drainage plan. <br /> If you have any questions, please call. <br /> Sincerely yours, <br /> t CAJgLI`jCIATES, INC.
