AMENDMENTS TO ORDINANCE #4 <br /> ARTICLE 1. GENERAL PROVISIONS - 13. DEFINED WORDS is amended <br /> to read: Words used in a special sense in this ordinance are <br /> defined in ARTICLE 7. <br /> ARTICLE 2, ZONING DISTRICTS AND DISTRICT REGULATIONS - 21. <br /> ZONING DISTRICTS is amended to read: R -4 Single Family <br /> Manufactured Housing District - sewered. <br /> ARTICLE 2 ;\ SCHEDULE OF REGULATIONS is amended to read: <br /> The attached "Schedule of Regulations" applying to land and <br /> buildings as indicated for the various districts established <br /> by this ordinance is hereby adopted and declared to be a part <br /> of this ordinance and may be amended in the same manner as <br /> any other part of this ordinance. In addition to the regulations <br /> established in residential dwelling units which are constructed <br /> within the R -1, R -2, R -3 and R -4 single family residential <br /> districts: <br /> ARTICLE 2. 24. SCHEDULE OF REGULATIONS (3) is amended to <br /> read: Single family dwellings other than approved earth <br /> sheltered homes shall have at least a 3/12 roof pitch and <br /> shall be covered with shingles or tiles. <br /> ARTICLE 2. 25. GENERAL REQUIREMENTS. 25.03. RESIDENTIAL DENSITY <br /> is amended to read: All future residential densities greater <br /> than those permitted under the R -2 and R -4 District shall be <br /> developed under the planned unit development section of this <br /> ordinance. <br /> ARTICLE 2. 25. GENERAL REQUIREMENTS. 25.06. MANUFACTURED HOMES <br /> is amended to read: Manufactured homes permitted in residence <br /> districts if they meet the design criteria for such districts. <br /> Any manufactured home which does not meet the requirements <br /> imposed for such home by this ordinance shall not be permitted <br /> to be located within the City of Centerville. All other <br /> manufactured homes shall be located only in designated manu- <br /> factured home districts which meet the requirements of this <br /> Ordinance. The general intent of this district is to provide <br /> for manufactured housing in subdivided developments, in safe, <br /> attractive residential neighborhoods with all urban services <br /> and desired amenities as other residential areas. No person <br /> shall erect, establish, extend or enlarge a manufactured housing <br /> development within the limits of the City of Centerville without <br /> first obtaining site plan approval from the City Council upon <br /> receipt of the recommendations of the Planning Commission. <br /> Approval shall be granted only upon complia ce with all the <br /> following: (1) Compliance with all other 'of this Ordinance <br /> #4, Centerville Zoning Ordinance; (2) Compliance with all the <br /> terms of Ordinance #8, Centerville Subdivision Ordinance; <br /> . (3) The proposed development must be located in the City's <br /> urban service area as shown in the Comprehensive Development <br /> Plan, and must be served by required public utilities. <br />
