GENERAL <br /> - Lots 1 and 7, Block 2 would require a variance because their <br /> dimensions are less than required by ordinance for corner lots. <br /> - The City should consider having a Planning Consultant who would <br /> review preliminary plats for lot sizes, park dedications, and <br /> etc. The review costs could be billed to the developer and <br /> wouldn't cost the City anything. <br /> 2. SANITARY SEWER <br /> - The sewer on Centerville Road should be extended to the south <br /> property line. <br /> - The urban service area needs to be extended to include the entire <br /> plat. The necessary information has been submitted to Metro <br /> Council for their review and comment. <br /> 3. DRAINAGE <br /> - The preliminary plat for Peltier Lake Hills 2nd should be submitted <br /> to Rice Creek Watershed for their approval. Rice Creek Watershed <br /> had approved the original plat so this review should be fairly <br /> simple. <br /> - Before any building permits should be issued, the site grading <br /> including backyard drainage should be completed. <br /> - After the site is graded, the developer should install haybales at <br /> the points where the runoff leaves the plat. The boulevards shall <br /> receive 3" of topsoil and seed. All other disturbed areas shall be <br /> seeded in the fall to limit wind and water erosion. <br /> I� <br />
