r <br /> PLANNING AND ZONING MEETING - TUESDAY - MAY 3, 1983 <br /> PRESENT: Bob LaMotte, Chairman Walter Prachar <br /> Dan Tourville Elmer Murray <br /> Michael Ayers Kathy Welk <br /> ABSENT: Bob Lindgren Mel Dupre <br /> Chairman LaMotte called the meeting to order at 7:00 PM. <br /> Mr. Ben Henrich, 6945 Centerville Road, appeared before <br /> P & Z with questions on opening a small engine repair shop <br /> in his garage at the above address. After considerable <br /> discussion, the P & Z on motion by Murray, second by <br /> Prachar to recommend to the City Council approval of a <br /> special use permit for Mr. Henrich pending neighbor <br /> approval on both sides of 6945 Centerville Road, motion <br /> carried. Clerk was to send Mr. Henrich a special use <br /> permit application for submittal to the council. <br /> Randy Zarbok, 1745 Heritage Street, appeared before <br /> P & Z with request for variance to Ordinance #4. Mr. <br /> Zarbok is building a garage and will be 3' 9" from the <br /> adjoining property line. Application for variance <br /> and letter from Harvey Cartier, who is the adjoining <br /> property owner and the $50.00 fee was received by P &Z. <br /> After considerable discussion, motion was made by Prachar, <br /> second by Tourville to grant variance to Ordinance #4, <br /> TABLE B- SCHEDULE OF DISTRICT REGULATIONS -LOT AND YARD <br /> REQUIREMENTS, R -2 SINGLE FAMILY RESIDENTIAL (sewered) <br /> side yard setback, motion carried. <br /> Balance of meeting was spent proposing amendments to <br /> Ordinance #4 as follows: <br /> ARTICLE 1. - GENERAL PROVISIONS #13 DEFINED WORDS is <br /> amended to read: Words used in a special sense in this <br /> ordinance are defined in ARTICLE 7. <br /> ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS <br /> #24. SCHEDULE OF REGULATIONS. (3) is amended to read: <br /> Single family dwellings other than approved earth <br /> sheltered homes shall have at least a 3/12 roof pitch <br /> and shall be covered with shingles or tiles. <br /> #25.03. RESIDENTIAL DENSITY is amended to read: All <br /> future residential densities greater than those permitted <br /> under the R -2 and R - Districts shall be developed under <br /> the planned unit development section of this ordinance. <br /> #25.06. MANUFACTURED HOMES. is amended to read: Manu- <br /> factured homes permitted in residence districts if they <br /> meet the design criteria for such districts. All other <br /> manufactured homes shall be located only in designated <br /> home districts which meet the requirements of this ordinance. <br /> IL <br />
