Centerville P & Z ; >Members: October 12, 1982 <br /> Due to a previously scheduled commitment that prevents me from <br /> presenting the information in person, I submit by written means the <br /> following information regarding the request of Mr. Jeff Nottum for an <br /> addition to his house: <br /> 1. If the proposed addition were to be allowed, the distance <br /> from the roadway would be drastically less than the required set -back. <br /> While a small change in the set -back may be worthy to consider in some <br /> situations, a large change suchas the requested one appears to be totally <br /> beyond the scope of changes for which a variance sr could be and should be <br /> considered. <br /> 2. The traffic on Main Street is quite heavy in front of his <br /> present house, and the roadway curves at that point in Main Street such <br /> that his house is on the outside of the curve making it more susceptable <br /> to accidents from vehicles leaving the road due to icy, snowy, or driver <br /> caused conditions. The placing of a structure closer to the roadway would <br /> increase the risk of injuries from accidents due to vehicles leaving the <br /> roadway in that area. There have been a number of one -car incidents at <br /> this place on Main Street over the past years in which vehicles have <br /> ended up on the front lawn of the present house, have been in the ditch <br /> on the north side of the road in front of the present house, and have hit <br /> the mailbox in front of the present house. <br /> 3. When Main Street is upgraded by Anoka County, any structure <br /> closer to the roadway than the present standard for set -back will certainly <br /> present a significant problem whose solution would involve additional <br /> expense to taxpayers for properly constructing that upgraded county road. <br /> It would be unwise to approve today the extremely small set -back being <br /> requested by Mr. Nottum which will cost taxpayer dollars in the future for <br /> roadway alternatives. <br /> There are too many large factors that are unfavorable for the proposed <br /> addition to Mr. Nottum's house, and approval of that request might set <br /> precedence for other similar variances. In order to maintain some degree <br /> of consistence of the standards established by ordinances, codes, and <br /> policies, I urge as a citizen and taxpayer of Centerville that the <br /> proposed addition not be approved. <br /> Sincerely, <br /> orman F.
