Tourville asked audience member, Gerald Rehbein what his <br /> 269 opinion is. Rehbein responded that people have come and gone but <br /> 270 buildings will always be here and that previous buildings had to <br /> 271 change to concrete. Rehbein said he sees a problem being created <br /> 272 if accepted. He also added that the tax base for concrete is three <br /> 273 times as much. <br /> 274 <br /> 275 LaMotte stated the city would be turning down 2 businesses if they <br /> 276 say concrete only and also losing tax base, but also there is not <br /> 277 a lot of industrial land therefore maybe it should be turned down. <br /> 278 <br /> 279 LaMotte asked Vadnais if he can hide the sides with landscaping, or <br /> 280 disguise the building with brick. Vadnais replied that he would be <br /> 281 willing to brick 4 feet up on the sides to disguise the building. <br /> 282 <br /> 283 Vadnais stated that he would be conducting business in Centerville <br /> 284 not elsewhere and that the customers would be Centerville residents <br /> 285 and not so much other cities. <br /> 286 <br /> 287 Mayor Wilharber questioned the estimated market value for a 5000 <br /> 288 square foot building, Vadnais answered $125,000.00 without the 4 <br /> 289 feet of brick on the sides. <br /> 290 <br /> 291 Motion by LaMotte, second by Vermeulen to recommend to grant an <br /> 292 initial 5000 square foot building to be designed and landscaped and <br /> 293 the use to be in accordance with the ordinance. <br /> 294 <br /> 295 Pawn Shops /Adult Entertainment <br /> 296 <br /> 297 Motion by Tourville, second by Vermeulen to table this issue for a <br /> 298 future meeting, motion carried unanimously. <br /> 299 <br /> 300 Acorn Creek 2nd Addition <br /> 301 <br /> 302 Rehbein stated he had a preliminary plat approval then went to City <br /> 303 Council, they only approved the bottom half, they wanted more parks <br /> 304 so therefore he has removed lots to make more park space. Because <br /> 305 of the change made on the plat it was turned back to Planning and <br /> 306 Zoning for approval. <br /> 307 <br /> 308 Rehbein stated the dirt work has been done for the streets. <br /> 309 Rehbein added that the trail easement problem may be eliminated <br /> 310 with the Street. the would be a 7 ton road therefore not requiring <br /> 311 sidewalks, but Rehbein would put sidewalks in to give a safe access <br /> 312 to the park. <br />
