109 Planning and Zoning <br /> 110 April 4, 1995 <br /> 111 Page 3 <br /> 112 <br /> 113 Gary Hugeback, Real Estate Agent, stated that he has worked with <br /> 114 Kornovich since 1989 and Kornovich has met other city and state <br /> 115 requirements and is a reputable developer. <br /> 116 <br /> 117 Alan LaMotte had the following questions for the developer: <br /> 118 Q: How many parking spots per unit? <br /> 119 A: 1 garage stall, average of 1.8 stalls per unit. <br /> 120 <br /> 121 Q: How many people can live in each unit? <br /> 122 A: Two people per bedroom. <br /> 123 <br /> 124 Q: What is the square footage of the units? <br /> 125 A: 1 bedroom = 670 sq ft, 2 bedroom = 1100 sq ft, 3 bedroom = <br /> 126 1200 sq ft. <br /> 127 <br /> 128 Q: What type of building, split entry? <br /> 129 A: Grade some are 2- story. <br /> 130 <br /> 131 Q: What kind of financing is required? <br /> 132 A: Conventional financed, 30% cash down. <br /> 133 <br /> 134 Q: Would like to get a copy of screening checklist. <br /> 135 A: Sharon Schulz stated she would get the city copies. <br /> 136 <br /> 137 Lloyd Drilling clarified that the original plan in 1990 was an <br /> 138 owner occupancy. <br /> 139 <br /> 140 Kathy Welk inquired about parks. Kornovich stated that there <br /> 141 will be $35,000 worth of equipment on property with a separate <br /> 142 area for tots, basketball, volleyball, etc. That a proposal has <br /> 143 been given to the Park & Recreation committee. <br /> 144 <br /> 145 The floor was open to public: <br /> 146 <br /> 147 Craig Borowicz, 7214 Unity Avenue, wanted a show of hands who was <br /> 148 for the project. Not one hand was shown in favor of the project <br /> 149 by the residents. <br /> 150 <br /> 151 Pam Kennedy, 1983 - 73rd Avenue, is the management company going <br /> 152 to live on the project? Sharon Schulz answered that a manager <br /> 153 does live on the property. <br /> 154 <br /> 155 Mark Daley, 1829 Hayfield, asked question regarding taxes and <br /> 156 schooling. Kornovich answered that the property would be paying <br /> 157 full taxes because it wouldn't be homesteaded. Chairman <br /> 158 Tourville added that the real estate taxes on rental property are <br /> 159 nearly the same rate as commercial or industrial. Equation is <br /> 160 3/4% of value x tax assessment of 139.374. <br /> 161 <br /> 162 <br />
