page six <br /> C -10 - Quasi -pubic structures. <br /> No quasi - public structure shall be located within the public <br /> right -of -way except by permit, such structure shall include <br /> but not limited to trash containers, bicycle racks, benches, <br /> planting boxes, awnings, flag poles, light standards, stair, <br /> stoops, light wells, loading wells, signs, newspaper boxes, <br /> and others. <br /> NOW READS: <br /> ARTTCLE 5 - PLANNED UNIT DEVELOPMENTS <br /> 51. OBJECTIVES. To help encourage a more creative approach to <br /> the use of land, departures from the Centerville Zoning Ordinance <br /> may be granted by the City Council in the form of Planned Unit <br /> Development Districts to achieve: <br /> 51.01. A maximum choice of living environments by allowing a <br /> variety of housing building types and permitting an increased <br /> density per acre and a reduction in lot dimensions, yard, <br /> building setbacks, and area requirements; <br /> 51.02. A more useful pattern of open space and recreation areas <br /> and, if permitted as part of the project, more convenience in the <br /> location of accessory commercial uses and services; <br /> 51.03. A development pattern which preserves and utilizes <br /> natural features, trees and other vegetation, and prevents the <br /> disruption of natural drainage patterns; <br /> 51.04. A more efficient use of land and a resulting substantial <br /> savings through shorter utilities and streets. <br /> 51.05. A development pattern in harmony with land use density; <br /> transportation facilities, and community facilities objectives of <br /> the comprehensive plan. <br /> 52. GENERAL REQUIREMENTS. Planned Unit Developments shall meet <br /> the following requirements: <br /> 52.01. The development shall be planned so that it is consistent <br /> with the Centerville Comprehensive Plan. <br /> 52.02. The planned unit development proposal appears to <br /> harmonize with both existing and proposed development in the area <br /> ,urrounding the project site. <br />
