He explained the lots were all 15,000 square feet so a <br /> variance would not be needed. He would like approval to proceed. <br /> Vice- Chairperson Welk stated that even though the lots were <br /> 15,000 square feet, the Commission could not approve the sketch <br /> plan as is because the lots did not have the 100 foot frontage <br /> required by ordinance. She noted that Mr. Rehbein could apply <br /> for a variance for the front footage presently on his sketch <br /> plan. <br /> Liaison Haberman noted that Mr. Rehbein would need a variance <br /> even if the comprehensive plan were approved as the ordinance <br /> supersedes the comprehensive plan. <br /> Mr. Rehbein stated that more front footage increases streets, <br /> water and sewer thus increasing developing costs. <br /> Members of the Commission directed Mr. Rehbein to either redesign <br /> the sketch plan to meet ordinance requirements or request a <br /> variance. <br /> Motion by Vermieulen, second by Welk to recommend the City Council. <br /> amend Ordinance #8, Section 38.10 Street Lighting as follows: <br /> Now Reads: In single and multiple family developments, <br /> the developer shall install r <br /> ornamental street 1ighu; and custom poles as <br /> recommended by L,he City L- .,:,5 ine r I n <br /> commercial or industrial developments, the <br /> developer shall install commercial or <br /> industrial metal poles and fixtures as <br /> recommended by the City Engineer. <br /> Is amended to read: <br /> In single and multiple family developments, <br /> the developer shall install residential <br /> ornamental street lights and custom poles ten <br /> (10) feet behind the street curb. In <br /> commercial or industrial developments, the <br /> developer shall install commercial or <br /> industrial metal poles and fixtures ten (10) <br /> feet behind the street curb. <br />
