Pursuant to due call and notice thereof, the Planning and Zoning <br /> Commission of Centerville held a public hearing Tuesday, June 2, <br /> 1987 at City Hall. Chairman Tourville called the hearing to <br /> order at 7:10 p.m. Present:. Buesseler, Welk, Lindgren, Council <br /> liaison Laska. Vermeulen arrived at 7:20 p.m. <br /> The purpose was to hear all persons present regarding a request <br /> for a special use permit to do auto repair consisting of frame <br /> repair, suspension repair, general auto repair and welding; and <br /> to request a variance to erect a building for use for the auto <br /> repair to an average height from the top of the sidewall to a <br /> peak of 15 1/2 feet which does not comply with Ordinance 04, by <br /> Keith Kruger, 6719 Centerville Road. <br /> Mr. Kruger advised that the operation would be low key evening <br /> and weekend, no employees, as noise free as possible, clean and <br /> neat, no auto body work which requires chemicals, will always be <br /> enclosed in the proposed 40' X 60' building. The building would <br /> be 150 feet from the road, 60 feet from the house, 40 feet from <br /> any neighboring property, and that the lot is 219 feet wide. <br /> Members of the audience expressed favorable opinions to the <br /> operation and the building: <br /> Bob Koran, 6759 Centerville Road <br /> Tom Wilharber, 6849 Centerville Road <br /> Floyd Laska, 1393 Mound Trail <br /> Also present was Floyd Kruger, father of Keith Kruger and former <br /> owner of the above property. <br /> Poll of Commission members: <br /> Lindgren - Feels the special use permit and variance would <br /> be OK as there will be no pollution, only torch work. <br /> Vermeulen - Has no problem with the special use permit or <br /> the variance request. <br /> Buesseler - Ordinance #4, Section #34.06 implicitly refers <br /> to residential, the zone in question is rural <br /> residential. The proposed building is consistant with <br /> other buildings in that area. The special use <br /> permit should be for annual renewal. The auto body <br /> work is to not include body work. <br /> Welk - Has no problem with the requests. She has lived <br /> near the old business and did not experience any <br /> problems. Conditions are put on many special use <br /> permits, so would not be singling Mr. Kruger out by <br /> doing so on his permit. <br /> Tourville - No complaints from former neighbors. Only <br /> problem is interpreting Ordinance #4 regarding <br /> home occupation to a special use permit. The <br /> operation would not be in a home it is in a <br /> building to be erected, and may be a secondary <br /> use of the property. He has no objection to the <br /> building and the use of it, but does have an <br />
