Along the <br /> north boundry there is a sharp drop of about 20 feet down <br /> to the creek. There are many trees in an area which <br /> extends almost 50 feet parallel to the north and east <br /> boundry. The proposed dwelling would have a beneficial <br /> solar south exposure in the wintertime, but without a <br /> suitable setback, the house would project well beyond this <br /> tree line and not produce the desired shade needed in the <br /> summer. Beyond these efficiencies, a suitable setback <br /> would help preserve the remote and natural appearance of <br /> the land. The nearest neighbors are easily 400 feet away <br /> with the heavily wooded creek and low lands as a natural <br /> separation. <br /> Requirements of Setback: <br /> The setback is understood as: <br /> 50 feet minimum on front <br /> 25 feet minimum on rear <br /> 15 feet minimim on side <br /> The front is determined as the address or street side of <br /> house. <br /> Determine: <br /> The setback requirements of proposed dwelling. <br />
