The property is currently zoned B -1 commercial. The proposed <br /> building and lot size exceed the minimum requirements. <br /> A discussion was held between the commission and Mr. Burket. Many items were <br /> discussed, including building uses, signage, tenant types, lighting, trash receptacles and <br /> the surrounding parcels. The commission agreed on the proposed request made by Mr. <br /> Burket. <br /> Motion by R. DeVine seconded by D. Kilian to approve the requested First Class <br /> Concrete lot split between parcel 2 and the remaining parcels along with approval <br /> of the preliminary plan, subject to the approval from the Fire Chief, Public Works, <br /> Rice Creek Watershed District, Anoka County and the City Engineer. Motion <br /> carried unanimously. <br /> BOWEN LOT SPLIT <br /> The lot split request property is for the wetland that exists at the end of Clearwater Creek <br /> where the water discharges into Peltier Lake. Three property owners adjacent to the <br /> proposed property are splitting the purchase of the property. The commission approved <br /> the lot split so the purchase can be recorded at Anoka County. <br /> Motion by R. Sheppard, seconded by R. DeVine to approve the Bowen lot split. <br /> Motion carried unanimously. <br /> DISCUSSION ITEMS <br /> Planning and Zoning Commission Ordinance 4 Workshops are scheduled for the <br /> following Tuesdays: March 28, April 4, April 11, April 18 and April 25. <br /> CONSIDERATION OF MINUTES <br /> Motion by D. Kilian, seconded by R. Sheppard to approve the February minutes <br /> with noted correction. J. McLean abstained. Motion carried. <br /> ADJOUNMENT <br /> Motion by R. DeVine, seconded by D.
