NOT APPROVED CITY OF CENTERVILLE PLANNING AND ZONING COMMISSION FEBRUARY 1, 2000 Pursuant to due call and notice thereof, the Planning and Zoning Comnilssion of the City of Centerville held its regularly scheduled meeting at City Hall, 1880 Main Street. PRESENT: Commission member Brian Hanson Commission member Al LaMotte Commission member Rob Sheppard Commission member David Kilian Commission member Ray DeVine ABSENT: Commission member John McLean Staff members present: Mayor Tom Wilharber, Council member liaison Linda Broussard Vickers CALL TO ORDER Acting chairperson Brian Hanson called the meeting to order at 6:30 p.m. PUBLIC HEARING — RICK CARLSON PRELIMINARY PLAT Acting chairperson B. Hansson opened the public hearing. Mr. Carlson presented his concept of the proposed sub - division "Hunter's Crossing ". The plat would consist of thirty -seven lots, with homes starting at $200,000. Mr. Carlson sated with the proposed PUD, the average size of the front of the houses will be approximately 94 feet, and the average size of the lots is 21, 400 square feet. Mr. Carlson feels he qualifies for the R5 zoning due to the square footage, but is requesting a PUD, due to the front footage requirements. Mr. Carlson indicated along with the preliminary plat request, he is looking for approval of a lot spilt on the Baumann property. Mr. Baumann's son was present, and is aware the water /sewer will be run on his property and has the intention of hooking up. Mr. Carlson stated he would be asking for a variance for the pole barn currently located on the Baumann property about 300 feet off Centerville Road and 260 feet from Hunter's Trail Road. Mr. Vanderbeek and Mr. Zerwas live directly across from the proposed plat, and were present at the meeting. They have mentioned to Mr. Carlson prior to the meeting
