To be read aloud at the <br /> beginning of the "hearing." <br /> The primary purpose of this agenda item is to solicit input from residents <br /> that are located in a zoning district that would no longer permit the current <br /> use. These situations are identified as "legal nonconforming uses." We are <br /> aware that a paper was recently circulated regarding the level of Centerville <br /> debt. We will not discuss taxes or city debt, but will adhere to the subject of <br /> restrictions on nonconforming uses. <br /> City Code does not permit expansion of nonconforming uses. But, <br /> regulations do permit incidental alterations which include decks and porches <br /> up to 100 square feet, accessory buildings up to 200 square feet and of <br /> course, you are permitted to make necessary repairs like new roofs, siding, <br /> window replacement and interior remodeling or redecorating. If the <br /> nonconforming use is destroyed it may be replaced to its prior level of <br /> nonconformity. For example, if you owned a 900 square foot, three bedroom <br /> home that were destroyed, you could put back a 900 square foot three - <br /> bedroom home, as long as you apply for a permit to do so within 180 days of <br /> its destruction. <br /> The Commission is interested in hearing from property owners regarding <br /> what improvements that you would like to make to your home, but are not <br /> permitted to make do to the restrictions on nonconforming uses. After we <br /> have heard from property owners, that are directly affected, we will allow <br /> time for the public at large to comment on this subject. <br /> Those that wish to speak should raise your hand so the meeting chair can <br /> recognize you. You may then go to the podium and speak for up to three <br /> minutes. We ask that you give your name and address for the record. <br />
