<br />Planning and Zoning Minutes of August 6, 1996 <br /> <br />Drilling suggested eliminating the connection to the north and leaving the rest basically the <br />same. And questioned whether there is a way to appease the public. <br /> <br />. Mr. Nyberg stated that if the zoning is approved the developer would have to prepare a <br />preliminary plat. <br /> <br />Mr. Nyberg stated he provided three options for water service and also mentioned the <br />sewer at CentervilIe Road is shallow and may have to look at alternate routes for a portion <br />of the plat. Mr. Goertz agreed and stated he would probably look at getting the water <br />from the east. <br /> <br />Margaret Hensel asked about the concern about children walking to school. It was <br />mentioned that the children are now being picked up by the bus. <br /> <br />Drilling stated a portion of the proposed 60 foot road could be used for a trailway system. <br /> <br />Mrs. Hensel questioned why everybody hates them. Drilling stated they are trying to help <br />and that they have every right to develop their property. <br /> <br />Bob Knabe, 6483 - 20th Avenue South, owns the property next to Hensel's and he <br />expressed a concern for storm water runoff Mr. Knabe stated that a culvert was put in <br />lower than Peltier Lake across Peltier Lake Drive and the detention pond is growing <br />because the weirs are not maintained and the culvert is to low. Mr. Goertz stated that <br />mitigation would be done for adding the road plus retention ponding on the east and south <br />ends would probably be necessary. <br /> <br />MOTION by Vermeulen, second by Drilling to close the public hearing on the rezoning of <br />the Hensel property at 7: 3 5 p. m. Motion carried unanimously. <br /> <br />Recommendation from public hearing <br /> <br />Mr. Goertz stated the city really needs to look at the comp plan and future roads. <br /> <br />MOTION by Drilling, second by Vermeulen to approve the rezone of the Hensel property <br />from R3 to R2 (Single Family Residential) contingent upon preliminary plat approval. <br />P&Z also requests that the developer look at spreading out the lots on the north side to <br />eliminate the extension of Centerville Road; provide a future access to the south; and that <br />P&R look at a trailway system for access to the school and playground facilities. Motion <br />carried unanimously. <br /> <br />Willow Glen <br /> <br />Mr. Goertz presented a sketch plan for Willow Glen (this is the area referred to in the past <br />as Golden Meadows). Willow Glen is proposed to be 84 townhome units, for sale and <br />priced at $90-120,000. <br /> <br />It would be a continued South Robin Lane as a public street with private streets to the <br />units.
