<br />" <br /> <br />Planning & Zoning Minutes of June 4, 1996 <br /> <br />Motion carried unanimously. <br /> <br />APPEARANCES <br /> <br />Randy Neugent could not appear due to other commitments. <br /> <br />ROCKEY GOERTZ - HENSEL PROPERTY PROPOSAL <br /> <br />Mr. Goertz presented a proposal for the Hensel property. He is <br />requesting to rezone the property except for the C1 district to <br />R2A. The sketch plan he provided he said was just that because the <br />boundaries of the C1 district are unclear. <br /> <br />Mr. Goertz pointed out that the property adjacent to this property <br />(on the other side of the creek) is also zoned R2A. <br /> <br />Mr. Goertz is proposing high density single family homes, although <br />he stated he could easily get in 18 townhomes. <br /> <br />Other comments regarding proposal: <br />- He would keep the existing home there and do a lot split selling <br />the home on a 4.9+/- acre parcel. <br />- Would extend Centerville Road to the south. He did comment that <br />he has been trying to located the property owner for the property <br />to the south of Hensels (LeRoux) to see if they would be willing to <br />sell. Although about the only property that is "up" land is in the <br />area of the Centerville Road line; he may perhaps be able to get a <br />cul-de-sac to the east just like what is proposed now. <br />- Water and sewer - city installed improvements. <br />- It would bea nice blend with the current area. <br />- 19 lots including the existing house. <br />- lots would be higher that Clearwater Meadows. <br /> <br />P&Z discussed the lots directly to the north that are 350 feet deep <br />but are only 90 feet wide. This area is zoned R1 and should be <br />rezoned to feet the lot sizes in the area. <br /> <br />Mr. Goertz stated that his purchase agreement with the Hensel's is <br />contingent upon rezoning the property by the end of July. <br /> <br />Tourville stated. that there h.as been someuudfscussion in the past <br />about Centerville Road continuing. He added that this would <br />alleviate some of the traffic from Mill Road once it ran all the <br />way through. <br /> <br />Tourville stated, and Mr. Goertz agreed that it would be handled in <br />the same manner as Clearwater Meadows - - - The rezoning going <br />through contingent upon approval of the final plat. <br /> <br />P&Z rescheduled their July 2nd meeting for July 9th and directed <br /> <br />PZ6-4MM <br /> <br />2 <br />
