<br />_4 <br /> <br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br /> <br />TUESDAY, FEBRUARY 4,1997 <br /> <br />Pursuant to due call and notice thereof, the Planning and Zoning Commission of the City <br />of Centerville held their regularly scheduled meeting and the continuation of a public <br />hearing for "Lakeland Hills" on Tuesday, February 4, 1997, at City Hall. Chairperson <br />Tourville called the regular meeting to order at 7:05 PM. <br /> <br />PRESENT: <br /> <br />Chairperson Dan Tourville <br />Allan LaMotte <br />Linda Broussard- Vickers <br /> <br />ABSENT: <br /> <br />Kathy Welk <br />Katrina Vermeulen <br /> <br />STAFF/CONSULTANTS: James March <br />Ry-Chel Gaustad <br /> <br />David Nyberg <br /> <br />Tourville reconvened the Lakeland Hills public hearing from January 7, 1997. Tourville <br />opened the discussion to Mr. Mike Black of Royal Oaks Realty, Inc. <br /> <br />Mr. Black explained he was present to requested approval of the preliminary plat design <br />and rezoning. Mr. Black explained Royal Oaks have complied with the R2 zoning <br />requirements. Since the last meeting Royal Oaks met with MSA Consulting Engineers <br />and their staff and revisions have been made since the last meeting. <br /> <br />~fr. Black briefed the Planning and Zoning Commission of the revisions. The 50 feet rear <br />lot line has been addressed. The comer lots have a ten percent area addition. Mr. Black <br />suggested Planning and Zoning consider looking at comer lot requirements in the <br />ordinance as Mr. Black felt they were vague. Mr. Black updated the grading plan with <br />additions to include additional grading between homes and the wetlands will be addressed. <br /> <br />~tr. Black commented the utility plans have not been changed. An issue that will need to <br />be addressed is the need to extend the watermain and the future location of the extension <br />of the watermain. <br /> <br />Mr. Black has presented the sketch plans to the Army Corp of Engineers, RCWD, MSA, <br />City Staff, Planning and Zoning, Anoka County Highway Department, Tom Hoovey of the <br />
