June 5, 2001 Planning and Zoning Workshop Meeting Minutes capacity is determined to be eighty-five percent (85%) and noted he had gotten lus figures from the Self-Storage Almanac. Mr. Sadelack stated his demographic study shows that the area is in need of storage and stated he feels an eighty-five percent (85%) occupancy rate for the first year may be obtainable. Commissioner Brainard questioned whether Mr. Sadelack would franchise the facility. Mr. Sadelack stated he was unsure, however it could be done. Commissioner Brainard questioned the hours of operation for the office. Mr. Sadelack indicated that office hours had not been determined, but stated he feels it may be necessary to be open from 7:00 a.m. to 7:00 p.m. to accomrnodate before and after work traffic. Commissioner Brainard questioned the need for additional traffic control for the site. Commissionex McLean asked Mr. Sadelack to check the Self-Stora�e Almanac for traffic information. Mr. Sadelack indicated he would secure traffic numbers. � Commissioner Kilian stated he felt the traffic flow would be spread out. I I I Mr. Sadelack questioned whether the Commission approved of the revised plan. i Consensus was that the submitted plan needed to more closely fit the requirements set by I the Commission. I Commissioner Wiiharber suggested Mr. Sadelack have a landscaping plan for the public , hearing on the Special Use Permit. Commissioner Brainard suggested removing one (1) unit on each side to make the end units more accessible. Commissioner Wilharber suggested that Mr. Sadelack contact Anoka County to determine the taxes for the facility and forward same at the next meeting.
