The subject is an above average quality two story home with 2410sf above grade. <br />Amenities include: finished basement, 4 baths, triple garage, fireplace, walkout & <br />stonework. <br />There were two comparable properties which sold. The first, sold for 350,000 (qualified <br />sale) was located at 6871 Beaver Pond Way, was a good quality two story home with <br />2218sf above grade, 3 baths, fireplace, triple garage & stonework. After a comparison of <br />the subject property with this comparable, the value of the subject property is projected at <br />328,700. <br />The second comparable which sold, was located at 1695 Lakeland Circle, sold for <br />358,900 and was a qualified sale. The house was a good quality modified two story <br />home with 2202sf above grade, 3 baths, walkout, 4 season porch, triple garage, finished <br />basement, fireplace & stonework. After a comparison of the subject property with this <br />comparable, the value of the subject property is projected at 338,300. <br />Therefore, it is my recommendation that no action be taken on this petition. <br />David Georgi 7334 Brian Dr 14- 31 -22 -41 -0032 <br />At the 4/28 meeting, Mr. Georgi was present to question the actual taxes paid by a <br />number of properties in the City of Centerville. In discussing the value of Mr. Georgi's <br />property, he felt the value is appropriate, but a recent appraisal done reflected an amount <br />significantly less. In reviewing the comparables used by the appraiser, it was noted to <br />Mr. Georgi that a number of the comparables were in fact foreclosure sales and that was <br />the reason the appraisal was significantly less. I provided him three comparable qualified <br />sales in the City to present to his appraiser. An on site inspection of the property was <br />done to verify that information contained in the database is correct. <br />Therefore, it is my recommendation that no action be taken on this petition. <br />
