r <br />CITY OF CENTERVILLE <br />ANOKA COUNTY, MINNESOTA <br />ORDINANCE # <br />SECOND SERIES <br />AN ORDINANCE AMENDING CITY CODE, CHAPTER 156, SECTIONS 156.006 <br />and 156.107 <br />THE CITY COUNCIL OF THE CITY OF CENTERVILLE ORDAINS: <br />Section 1. City Code Chapter 156, Section 156.006 is hereby amended by <br />substituting the following definitions for definitions with the same name: <br />ACCESSORY BUILDING. A subordinate building or portion of the principal <br />structure which is located on the same lot as the principal structure, the use of <br />which is incidental and accessory to that of the principal structure. <br />YARD, REAR. The portion of the yard on the same lot with the principal building <br />located between the rear line of the building and the rear lot line and extending for the <br />full width of the lot. <br />Section 2. City Code Chapter 156, Section 156.107, A, (1) is hereby amended to read as <br />follows: <br />(1) No more than two detached accessory buildings are permitted on <br />any single - family, detached dwelling parcel located in any district except R -1. <br />Combined aggregate square footage for detached accessory structures shall not <br />exceed 2% of the lot area, whichever is greater, except if the lot has no <br />attached garage, the largest detached structure may not exceed the square <br />footage of the main floor of the dwelling. <br />Section 3. City Code Chapter 156, Section 156.107, A, (2) is hereby amended to read as <br />follows: <br />(2) In no event may any accessory building exceed the square <br />footage of the main level of the principal structure, except in the R -1 District. <br />Section 4. City Code Chapter 156, Section 156.107, A, (5) is hereby amended to read as <br />follows: <br />(5) Detached accessory buildings must have a minimum of a 5 -foot <br />interior side setback and a 10 -foot rear setback. Where a rear or side yard <br />abuts a street, an accessory building shall be set back a minimum of 20 <br />feet from the street property line. No structure may be placed in an <br />easement except bridges by written permit approved by the City Council. <br />
