The following persons commented on the <br />proposed changes: <br />Randy Gnadke, 1751 Main Street, expressed support for the proposed changes. <br />All individuals that chose to speak in regards to this item were provided an opportunity to <br />do so. <br />Motion by Commissioner Parrucci, seconded by Commissioner Wekseth to close the <br />public hearing. All in favor. Motion carried unanimously. <br />III. OLD BUSINESS. <br />1. Amendments to Chapter 156.051 & 156.052 Nonconforming uses in M -1 and <br />M -2 districts. <br />Motion by Commissioner Wood, seconded by Commissioner Wekseth to recommend <br />annroval to the proposed amendments to Chapter 156, Sections 156.051 & 156.052. <br />All in favor. Motion carried unanimously. <br />2. Zoning issues related to Comprehensive Plan. <br />Staff prepared text for the proposed changes to the zoning code in an effort to get zoning <br />district boundaries to conform to planned uses of the Comprehensive Plan. The first <br />change would create a new R -3 zoning district for high density uses. All development in <br />this district would be through a Planned Unit Development. <br />The second change would allow existing industrial uses to continue as interim uses in the <br />area proposed to change from I -1 to B -1. <br />The next step will be to hold a public hearing on the proposed code changes. If these <br />changes are incorporated into the Code, the following step would be to hold a public <br />hearing on rezoning of specific parcels. The process will likely run several months to <br />complete. <br />Motion by Commissioner Wood, seconded by Commissioner Wekseth to call for a <br />public hearing at the next meeting to consider the nronosed amendments to Chanter <br />156, establishing interim uses in B -1 and creating a new R -3 zoning district. All in <br />favor. Motion carried unanimously. <br />IV. NEW BUSINESS. <br />Lot Split -1988 & 1990 Main Street <br />Mr. Todd Steffen, 1988 Main Street and 1990 Main Street, was present to explain and <br />answer any questions the Commission may have regarding the proposed lot split submitted <br />to them.
