NOTICE OF PUBLICHEARING
AOTICE IS HEREBY GIVEIN, that the Planning & Zoning Commission of the City of
Centerville will consider a request for Conditional Use Permit (CUP) from W Jon Pederson,
Ruffridge Johnson Equipment Company to operate a roadway construction and minin
equipment distribution center including repair at 206 111-
Drive, Centerville, MN. The

uses fisted wifliin the City's Code allowing for consideration of the possible granting of a
Conditional Use Permit (CUP). The hearing is scheduled for Tuesday, February 7, 2017 at 6:30
p.m. or shortly thereafter. The purpose of the meeting is to obtain public comment regarding the
above request.
The City Hall is ADA accessible. Requests for hearing assisted devices or a sign language
interpreter must be received before 4:00 p.m. February 3, 2017. All persons interested are
invited to attend and to be heard, verbally or in writing. You may call City Hall (6 51) 429-3232

Our previous discussions with the City of Centerville officials have resulted with us entering into a
purchase agreement with the City for an approximate 5 acre parcel of land to relocate our business
facilities. We are very excited about our decision to relocate our business to the City of Centerville and
look forward to meeting the required approvals to begin the process,
We have prepared our required Site Plan Submittal materials, and as Part of this submittal we have
prepared this memorandum as required for the Conditional Use oermit eort�

"'—"ars—O—u—Mu—siness is similar to those allowed in the B-1 Commercial and Inustrial Uses.
Particular dsimilar uses listed under B-1 are: Automobile and motorized equipment sales and service, and
Building Supply sales and storage yards.
Per the Conditional Use requirements under item 2 (a), (b) and (c) we offer the following comments for
your consideration:
a. We believe that relocating our facility into Centerville is desirable in that we will be contributing
to the City tax base, we have employees that will Purchase items in the area and we are
purchasing the property from the City for our relocation.
b. Our proposed facility will not cause adverse effects on the adjacent properties, our new facility
will blend well with the existing commercial property in the area and will have a pleasing
appearance and will have a fully landscaped perimeter to meet the City Zoning Code. Traffic
conditions to and from our facility are very minimal. We believe the public safety, health and
welfare will not be compromised by our business.
C. Our facility has been designed to meet our needs and to be within the requirements of the B-1
Commercial zoning district. Future development of open adjacent parcels and existing
neighboring facilities will not be hindered by our facility and use of our property. We take pride
in keeping our facility neat and orderly at all times and place this as a key component of our
success.

Administrator Ericson administered the Oath of Office to both Ms. Linda Broussard Vickers and
Mr. Jon Grahek.
All members were present and accounted for.

Mr. Patrick Ready)
Chair Mosher opened the public hearing at 6:32 p.m.
Mr. Patrick Ready, Ready Landscaping was present and introduced himself to the Planning &
Zoning Commission. Mr. Ready stated that he is a smaller firm with 5-10 employees. He stated
that he provided lawn and landscaping services with snowplowing and would like to have the
ability to store bundled block and woodchips and landscape rock outside behind the building. He
explained that they desired to make improvements to the interior and exterior of the building with
the construction of a privacy fence and similar improvements as another landscape firm down the
street. He stated that no retail sales will take place at the business.
