CITY OF CENTERVILLE
PLANNING AND ZONING COMMISSION
Pursuant to due call and notice thereof, the Regular Meeting of the Planning and Zoning
Commission was held in Council Chambers on Monday, March 4, 2024, at 6:30 p.m.
WORK SESSION – 5:30 p.m.
I. CALL TO ORDER
The work session was called to order at 5:30p.m.

The Planning and Zoning Commission interviewed candidates for the two board vacancies.

The meeting adjourned at 6:26p.m.

The agenda was approved as presented.
Motion by Commissioner Thompson seconded by Commissioner Nelson to Approve the
Agenda. All in favor. Motion carried.

1. Zoning Code Modifications – Chapter 156 – Residential Zoning District
Requirements
Acting Chair Olson opened the public hearing at 6:50 p.m. There were no public comments. The
public hearing was closed at 7:08 p.m.
Motion by Commissioner Thompson seconded by Commissioner Kalina to close the public
hearing. All in favor. Motion carried.
V. AWARDS, PRESENTATIONS, APPEARANES
1. Zoning code Modifications – Chapter 156 – Residential Zoning District Requirements
Administrator Statz introduced this item as presented in the packet. Discussion ensued about the
conditions outlined in the memo. The resident appeared before the Commission to answer
questions. This item was for discussion only.

VII. NEW BUSINESS
1. Zoning Code Modifications – Chapter 156 – Residential Zoning District
Requirements
Administrator Statz introduced this item as presented in the packet. Discussion ensued about the
proposed changes to the language in Chapter 156 (definitions) as well as the Table of Allowed
Uses, Table 156-A. The Commission recommended adoption of the proposed changes to the Table
of Allowed Uses as presented.
Motion by Commissioner Kalina seconded by Commissioner Thompson to recommend to
council adoption of the changes to the Table of Allowed Uses as presented. All in favor.
Motion carried.

2. Concept Review – Old Mill Estates 3 Addition
Administrator Statz introduced this item as presented in the packet. Discussion ensued about the
concept plan as presented in the packet. The developer will submit a preliminary plat in the next
soon.
3. Accept Resignation of Commissioner Broussard-Vickers
The item was introduced by Administrator Statz as presented in the packet. The Commission,
staff, and Council Member Koski thanked Linda for her service to the community.
Motion by Commissioner Nelson seconded by Commissioner Thompson to Accept the
resignation of Linda Broussard-Vickers. All in favor. Motion carried.
4. Recommendation to City Council on Candidates for Open Positions
The Commission selected Candidates Jeannie Seppala and Matthew McCabe to be appointed to
the Planning and Zoning Commission.
Motion by Commissioner Nelson seconded by Commissioner Thompson to recommend the
appointment of candidates Jeannie Seppala and Matthew McCabe to the Planning and
Zoning Commission. All in favor. Motion carried.

VIII. APPROVAL OF MIN UTES
1. February 6, 2024, Planning & Zoning Commission Meeting Minutes
Motion by Commissioner Nelson, seconded by Commissioner Kalina to approve the
February 6, 2024, Planning and Zoning Commission minutes. Commissioner Kalina,
Commissioner Nelson and Commissioner Olson in favor. Commissioner Thompson
abstained. Motion carried.
IX. ANNOUNCEMENTS/UPDATES
1. Council Member Liaison
Council member Koski thanked Linda Broussard-Vickers for her years of service to the
community. He also thanked the three candidates for the two vacant seats on the Planning and
Zoning Commission.
2. Administrator’s Report
City Administrator Statz reviewed the report as presented in the packet.
X. ADJOURNMENT
Motion by Commissioner Kalina, seconded by Commissioner Thompson to adjourn the
meeting at 7:55 p.m. All in favor. Motion carried.
