AN ORDINANCE TO REVISE THE CITY'S ZONING CODE TO AMEND TABLE
(156-A.1) OF DISTRICT ALLOWED USES
The City Council of the City of Centerville hereby ordains:
Section 1. Ordinance Adopted.
That Table 156-A.1 District Uses, in Appendix A of the Centerville Zoning Code shall be amended as
follows:
Under "Household Living Uses" across from the "Single-family attached dwellings up to
two units per building," a "P" is added in the R2A category, indicating that single-family
attached dwellings up to two units per building are allowed in the R2A zoning district.
ii. Under "Household Living Uses," across from "Single-family attached or detached dwellings
where in combination with multi -family dwellings on the development property meet the
district density goal," a "PUD" is added in the M1 and M2 zoning districts, indicating the
use is allowed in the downtown M1 and M2 zoning districts in the city.
iii. Under "Commercial Uses" across from "eating and drinking establishments," a "PUD" is
added to the M1 and M2 zoning districts, indicating the use is allowed in the downtown Ml
and M2 zoning districts.
Section 2. Effective Date. This ordinance takes effect upon its adoption and publication of the amended
City Code.
ADOPTED by the City Council of the City of Centerville, Minnesota, this 27th day of March 2024.

Letter of Map Revision (LOMR) for 2 1 ' Avenue South
No Rise Certificate Application
Recently, questions surrounding the interpretation of the city's zoning code have
highlighted some deficiencies in existing language. In some cases, the language could
have been more detailed or clear. In others, there were seemingly conflicting passages.
Still others appeared to just be typos. The purpose of this public hearing and discussion
is to work towards a clean-up of as many of these issues as we can.
Issue I — Table of Allowed Uses
Multi-Famil% Uses
While reviewing a building permit for 7353 20' Avenue (existing home being converted
to a duplex), staff noticed that the newly approved zoning (R2A) did not allow "Single -
Family attached dwellings with up to two dwelling units per building". On this line in
the Table of Allowed Uses, it shows a "P" in the R2 District, but not in the R2A District.
This is clearly a typo, as the purpose of the R2A is to support duplex style development.
This style of development is and has not been allowed, historically, in the R2 zone.
Staff is recommending that the P for the "Single -Family attached dwellings with up to
two dwelling units per building" use category be nim ed tarot the R2 column to the l „ ik,,
cclluinri as has always been intended.
Mixed Use Residential
A use category labeled "Single-family attached or detached dwellings where in
combination with multi -family dwellings on the development property meet the district
density goal" is show as a allowed use via PUD in the R3 district. However, this use
would also be compatible with the M1 and M2 districts, as a PUD.
Staff recommends adding a "PUD" designation in the M1 and M2 district columns for
this use category.
