BACKGROUND AND SUPPLEMENTAL INFORMATION:
The owner of a single family home at 7064 Centerville Road wishes to build a new detached garage on the lot
and is requesting variances for three provisions in the Zoning Code.
A public hearing was opened at the last meeting and tabled because the variance application was deemed
incomplete after the notice for the public hearing was published. The application for variance request is now
complete and the public hearing will be continued at the July 1st Commission meeting.

INTRODUCTION
The owner of the single-family home at 7064 Centerville Road wishes to build a new detached 20-
foot by 24-foot garage on the lot. To build the detached garage as proposed, there are three
separate standards to which variances would be needed:
1) Total area of accessory structures, as required under Section 156.107(A)(1).
a. The total area of accessory structures would be approximately 604 square feet (SF):
the existing shed is 123.2 SF; the proposed garage would be 480 SF. Section
156.107(A)(1) limits the square footage of all accessory structures to 2% of the lot
area. This lot is 15,010 SF, allowing up to 300 sq ft of accessory structures. The
applicant wants to keep the existing shed plus have the new garage.
2) Location on the lot, as required under Section 156.107(A)(4).
a. The proposed garage is in front of the front edge of the house. Section
156.107(A)(4) of the code requires accessory structures to be in the rear yard only.
3) Distance from the house, as required under Section 156.107(A)(7).
a. The proposed garage would be located 1Ô-8đÒ (or 1.70833 feet) from the house.
Section 156.107(A)(7) of the code requires a six-foot separation between the house
and a detached accessory structure.
The commissioners opened the public hearing on this item at the June 3 Planning & Zoning
Commission meeting and continued the hearing to a future date to allow the applicant time to
submit additional information and plans.

EXISTING CONDITIONS

The subject property is 15,010 SF in size, per a 2020 survey submitted by the applicant. The house
on the site was recently remodeled, and is located approximately 83.6 feet from the front property
line. The existing gravel driveway was recently hard-surfaced as well. An existing shed is located
near the southeast corner of the subject property, and per the 2020 survey is nonconforming to
current setback requirements. The 2020 survey also shows a well south of the house, and a gas
meter on the south façade of the house.
The applicantÔs site plan shows the front of the proposed garage will be 16 feet in front of the
existing house, which would place it approximately 67.6 feet from the front lot line (the front lot line
abuts the right-of-way (ROW) of Centerville Road). The house and proposed garage are both set
farther back from the front lot line than the two adjacent houses, so the proposed garage would
not stick out in front of the edge of the existing houses on that block (see Figure 2). There is space
north of the house that appears could accommodate the garage while meeting the required
setbacks from the house and side lot line, and would result in the structure not being closer to the
road than the house.

REQUIREMENTS
Chapter 156 of the Centerville City Code houses the zoning regulations for the city. The subject
property is zoned MIXED USE NEIGHBORHOOD DISTRICT (M-2). 156.107(A) outlines the requirements
for accessory structures and uses for residential uses. 156.107(A)(1) through (7) of these
requirements are also listed below in italics, with staff comments following.
(1) No more than two detached accessory buildings are permitted on any single-family,
detached dwelling parcel located in any district except R-1. Combined aggregate
square footage for detached accessory structures shall not exceed 200 square feet or
2% of the lot area, whichever is greater, except if the lot has no attached garage, the
largest detached structure may not exceed the square footage of the main floor
dwelling.
a. The applicant could remove the detached shed from the property, and this
requirement would be met. Alternatively, the garage could be attached to the
house.

(2) In no event may any accessory building exceed the square footage of the main level
of the principal structure, except in the R-1 District.
a. This is met.
(3) No accessory structure may be constructed on a parcel without a principal structure.
a. This is met.
(4) No accessory structure shall be erected or located within any required yard other than
the rear yard.
a. The city has interpreted this to mean a detached accessory structure must be
within the rear yard. While it may be expensive, the applicant could meet this
requirement by moving both the gas meter and well to different locations, and
shifting the garage further back on the lot. Another option would be to place
the proposed garage elsewhere on the lot, such as to the north/northwest of
the house.
b. The applicant cites other properties in the city that have garages closer to the
road than the house. This includes 1740 Heritage, 7046 Centerville, and 7060
Goiffon.
i. Progress Road was originally platted to extend further south; 1740
Heritage appears to have been platted to front this road before it was
vacated. Staff cannot verify at the time of writing this report the
applicable requirements for accessory structures when this structure in
question was built; if this structure were built prior to todayÔs
requirements it would be legally nonconforming.
ii. 7046 Centerville is a corner lot, and therefore can have an accessory
structure 20 feet from the street property line per 156.107(A)(5).
iii. 7060 Goiffon has a detached accessory structure that is not in the rear
yard, but it is not closer to the road than the house. Staff cannot verify
the setback between the garage and house is less than six feet.
(5) Detached accessory buildings must have a minimum of a 5-foot interior side setback
and a 10-foot rear setback. Where a rear or side yard abuts a street, an accessory
building shall be set back a minimum of 20 feet from the street property line. No
structure may be placed in an easement except bridges by written permit approved
by the City Council.
a. This requirement is met.
(6) In case an accessory structure is attached to the main building, it shall be made
structurally a part of the main building and shall comply in all respects with the
requirements of this chapter applicable to the main building.
a. N/A
(7) An accessory building, unless attached to and made a part of the main building, shall
not be closer than 6 feet to the main building, except as otherwise provided in this
section.
a. The applicant is proposing 1.70833 feet between the house and detached
garage. The applicant could meet this requirement by moving both the gas
meter and well to different locations, and shifting the garage further back on

the lot. Another option would be to place the proposed garage elsewhere on

VARIANCE STANDARDS
The processes and procedures for variances are covered under 156.310. The standards or criteria
the Planning and Zoning Commission and City Council consider when reviewing variances are
found in 156.310(A)(1). These are listed below in italics, with staffÔs findings following.
(1) The variance is in harmony with the purposes and intent of the zoning chapter of this
code;
a. This is not met. The current requirements are to have detached structures in the
rear yard, and a minimum distance from the primary residence. There are other
areas of the property that could be utilized for the proposed detached
accessory structure that would comply with city code. In addition, the
applicant could remove the existing shed on the site, further bringing the
property into code compliance and removing the need to vary from the limit
on aggregate accessory structure space.
(2) The variance is consistent with the comprehensive plan;
a. This is met. The 2040 Comprehensive Plan does not explicitly discuss accessory
structures.
(3) The proposal puts the property to use in a reasonable manner;
a. This is met. A detached accessory structure is permitted with residential uses.
(4) There are unique circumstances to the property not created by the landowner;
a. This is not met. While the houseÔs location deep in the lot and the gas meter
existed prior to the current owner, the applicant is proposing the proposed
location of the detached garage. There are other areas of the property that
could be utilized for the proposed detached accessory structure that would
comply with city code.
(5) The variance, if granted, will not alter the essential character of the locality;
a. This is met. There are other properties within the city that have detached
accessory structures within the front yard. The proposed location would not
Óstand outÔ when compared to the locations of the houses on the properties to
the north and south.

(6) Any person filing a petition requesting a variance or an amendment of the zoning
chapter rezoning property or changing regulations within any use district shall pay a
fee according to the schedule established by resolution or ordinance of the City
Council. The fee is payable at the time of filing a petition and is not refundable.
a. This has been met.
OPTIONS
The Planning and Zoning Commission has the following options with this request.
(1) Recommend the City Council approve the request, with findings and with/without
conditions of approval.
(2) Recommend the City Council deny the request, with findings for denial.
(3) Table the request for further review/study.
RECOMMENDATION
Denial
If the Planning and Zoning Commission recommends the City Council deny the request, staff
would recommend the following findings:
(1) The variance is not in harmony with the purposes and intent of the zoning chapter of
this code. The current requirements are to have detached structures in the rear yard,
and a minimum distance from the primary residence. There are other areas of the
property that could be utilized for the proposed detached accessory structure that
would comply with city code. In addition, the applicant could remove the existing
shed on the site, further bringing the property into code compliance and removing the
need to vary from the limit on aggregate accessory structure space.
(2) There are not unique circumstances to the property not created by the landowner.
While the houseÔs location deep in the lot and the gas meter existed prior to the
current owner, the applicant is proposing the proposed location of the detached
garage. There are other areas of the property that could be utilized for the proposed
detached accessory structure that would comply with city code.
Approval
If the Planning and Zoning Commission recommends the City Council approves the request, staff
would recommend the following findings:
(1) The intent of the code is for a detached garage to be a set distance from the house,
to have such structures behind the house, and to limit the amount of accessory space
on a lot. The applicant can meet building code requirements to ensure the proximity of
the proposed detached garage to the house is not an issue. The proposed garage
would be set back further from Centerville Road than neighboring structures, and
would not Óstand out.Ô The existing shed predates the applicant.
(2) A detached garage is not in conflict with the cityÔs 2040 Comprehensive Plan.

(3) The proposed use is a reasonable use. A detached accessory structure such as a
garage is permitted with residential uses.
(4) The location of the house, gas meter, well, and curb cut all predate the current
applicant. The circumstances were not created by the landowner.
(5) The variance will not alter the essential character of the area. There are other
properties within the city that have detached accessory structures within the front yard
and/or closer to the house than six (6) feet. The proposed size and location would not
Óstand outÔ when compared to the locations of the houses on properties to the north
and south.
Staff would also recommend the following conditions of approval.
(1) The applicant is permitted to construct a detached garage on the property in
accordance with the plans received with this request.
a. The proposed garage shall be no closer than 1Ô-8đÒ from the house, and the
front/west face or building line of the garage shall be no more than 16 feet closer
to the front lot line than the front/west face or building line of the house.
(2) The proposed garage shall adhere to all applicable local, county, state, or federal
requirements.
(3) The applicant shall acquire all applicable local, county, state, or federal permits
required for the project.
(4) The applicant shall pay any fees or escrows required as part of this request.
60-DAY DEADLINE
The application was received May 15, 2025. The 60-day deadline for action by the City Council
per State statute 15.99 is July 15, 2025.
If the Planning and Zoning Commission tables the request, the city can extend the timeline an
additional 60-days perState statute 15.99. The 120-day review period for final action by the City
Council would end September 13, 2025.

AN ORDINANCE TO REVISE CHAPTER 156 - ZONING CODE
The City Council of the City of Centerville hereby ordains:
Section 1. Revisions to § 156.006 DEFINITIONS.
BUILDABLE AREA. The space remaining on a zoning lot after minimum yard setback and open space
requirements have been met, unless as otherwise specified.
BUILDING LINE. A line, parallel to a lot street line, that passes through the point of the principal
building nearest the front said lot line.
LOT, LAKESHORE. A lot bordered on one side by a river, stream, or lakeshore, and another side by a
right-of-way. Lakeshore lots may also be corner lots or interior lots. Also referred to as a riparian lot.
SETBACK. The minimum horizontal distance between a lot line and a building line or use. A required
open space on a lot which is unoccupied and unobstructed from the ground upward, except as otherwise
provided for herein. The measurement of a SETBACK shall be construed as the minimum horizontal
distance between the lot line and the building line or edge of a structure.
YARD SETBACK, FRONT. A yard extending across the full width of the front lot between side lot lines
and extending from the front property line to the depth required in the yard regulations of the district in
which the lot is located. On a corner lot, both street frontages shall be considered the front. The area
extending along the full length of a front lot line between side lot lines and to the depth required in the
setback regulations for the district in which it is located.
YARD SETBACK, REAR. The portion of the yard on the same lot with the principal building located
between the rear line of the building and the rear lot line and extending for the full width of the lot. The
area lying along the full length of the rear lot line between side lot lines and extending inwardly to the
depth required in the setback regulations for the district in which the lot is located.
YARD SETBACK, SIDE. A yard between the side line of the lot and the nearest line of the building and
extending from the front yard to the rear yard. The area lying between the side line of a lot and extending
inwardly to the depth required in the setback regulations for the district in which the lot is located, and
which lies between the front and rear setbacks.
SWIMMING POOLS. Any pool, tank, or other structure, above or below ground, which shall cause or has
the capacity to retain water with a depth greater than 30 inches, and is designed to be used for swimming,
wading, or immersion purposes by individuals.
YARD. A required The open space on a lot which is unoccupied and unobstructed from the ground upward,
except as otherwise provided for herein. The measurement of a YARD shall be construed as the minimum
horizontal distance between the a lot line and the a building line or edge of a structure line.
YARD, REAR. The portion of the yard on the same lot with the principal building located between the rear
line edge or building line of the building and the rear lot line, and extending for the full width of the lot.
Section 2. Revisions to § 156.107(A)(4-5) and (10) ACCESSORY STRUCTURES AND USES.
(4) For an interior lot, no detached garage accessory structure shall be erected or located within
any required yard other than the rear yard so that any edge or building line of the structure is
in front of the principal building. Any detached accessory structure that is not a garage shall
be located only within the rear yard. For a corner or interior lot that is a lakeshore lot, a
detached garage or accessory building shall be permitted closer to the front lot line than the
front building line or edge of the principal building, provided that the minimum front setback
for principal buildings is met Ͻ϶there is screening between the structure and the right-of-way,
and that all other required setbacks are met.
(5) Detached accessory buildings must have a minimum of a 5-foot interior side setback and a
10-foot rear setback. Where a rear or side yard abuts a street For a corner or through lot, a
detached accessory building shall be to the side or rear of the principal building, and set back
a minimum of 20 feet from any lot line abutting a road the street property line. No structure
may be placed in an easement, except bridges by written permit approved by the City
Council.
(10) Swimming pools may only be located in the rear yard of any lot, and may exceed the size
requirements for accessory structures, but shall not exceed 50% of the area of the rear yard.
Section 3. Revisions to § 156.111(1)(b) and (2) FENCES AND SPECIAL PRIVACY
SCREENING.
(1)(b) No fence other than a decorative fence may be constructed within a front yard setback. As used
herein, the term DECORATIVE FENCE means a wrought iron fence, wood or vinyl vertical post and
wood horizontal rail fence with no more than three rails or a wood or vinyl picket type fence with at
least two inches of open space between each picket. All decorative fences shall have at least 40% of
the surface area of the fence open.
(2) No residential fence may exceed six feet in height and. No decorative fence within the front yard
setback may exceed 36 inches in height.
Section 4. Revisions to § 156.122(A)(1-4) and (B)(1-3) YARDS.
(A) General requirements. The minimum depths of front yard, rear yard, and side yard setback for
each district shall be as defined in the schedule of regulations and conform to the following
additional regulations unless otherwise permitted:
(1) All structures, whether attached to the principal structure or not, and whether open or
enclosed, including porches, carports, balconies or platforms above normal grade level shall not
project into any minimum front, side or rear yard setback;
(2) Lots which abut on more than one street shall provide the required front yards setback along
each street for the principal structure and for any accessory building;
(3) Any principal structure situated on lands contiguous to or abutting any portion of the public
lakes
in the city shall maintain yard setbacks of 75 feet from the lake. Where adjacent structures have
yard setbacks different from these requirements, the minimum setback from the lake shall be the
average setback of the adjacent structures to a minimum of 50 feet; and See also Floodplain
Chapter and additional requirements for shorelands.
(4) The minimum side or rear yard setback depths for the following nonresidential structures or
uses which abut any lot in any residential district shall be:
(a) Off-street parking spaces and access drives for nonresidential uses, 20 feet where
abutting a single family use or zone;
(b) Churches, schools and public or semi-public structures, 40 feet; and
(c) Recreation facilities, entertainment facilities, all business uses and all industrial uses, 60
feet.
(B) Computing front yards setbacks. For the purpose of computing front yard setback dimensions,
measurements shall be taken from the nearest point of the front wall of the building to the street
right-of-way line subject to the following qualifications:
(1) Cornices, canopies or eaves may extend into the required front yard setback a distance not
exceeding two feet, six inches;
(2) A covered or uncovered landing place, steps, or stoop may extend into the required front yard
setback to a distance not exceeding six feet, if its floor is no higher than the entrance floor of the
building. An open railing no higher than three feet may be placed around the structure. Such
permitted encroachment shall not be enclosed with walls, screens, windows, etc. but must be
completely open and if covered, the cover may be cantilevered or supported with columns and
must be constructed in similar quality and appearance as the building and may not be constructed
with metal roofs or metal columns;
(3) The above enumerated architectural features may also extend into any side or rear yard
setback to the same extent, except that no porch, terrace or outside stairway shall project more
than three feet into any side yard setback and then, in the case of an outside stairway, only if it is
unroofed and unenclosed above and below the steps. In no case shall a porch, stair landing or any
other architectural feature extend closer than four feet to the side property line; and

RE: Zoning Code Issues & Definitions
INTRODUCTION
Recently the Planning and Zoning Commission discussed a variance request that brought up issues
of interpreting various definitions and standards in the Zoning Code related to setbacks, accessory
buildings, and swimming pools. These were further discussed at the June Planning & Zoning
Commission meeting (see the packet from that meeting here). This memorandum discusses those
issues and offers possible changes to the code to address them.
FRONT YARD
Based on the current definitions, for a lakeshore lot with a street opposite the lake, the front is the
street side, which means the lake side would be the rear. The lakeshore requires different setbacks
Ï 75-ft, or 100-ft, depending on location on Centerville Lake or Peltier Lake, or Clearwater Creek.
Staff suggest adding a separate column in Appendix A Table 1 District Regulations Lot and Yard
Requirements for ÑShoreland SetbackÒ (see Table 1 below). ÑShorelandÒ can mean either a lake
or a river/stream. This would clearly distinguish the fact that the shoreland setback is a different
situation.

YARD, REQUIRED YARD, & BUILDING LINE
As discussed last month, under CentervilleÔs current code a ÑyardÒ is synonymous with Ñsetback.Ò
When the code references a yard, it most often means the setback (but not always). Most readers
think the word ÑyardÒ is anywhere on the property around the house. Staff suggested replacing
most instances of the word ÑyardÒ with Ñsetback.Ò Proposed deletions are struck through and new
text in blue.
BUILDING LINE. A line, parallel to a lot street line, that passes through the point of the principal
building nearest the front said lot line.
SETBACK. The minimum horizontal distance between a lot line and a building line or use. A required open
space on a lot which is unoccupied and unobstructed from the ground upward, except as otherwise provided
for herein. The measurement of a SETBACK shall be construed as the minimum horizontal distance between
the lot line and the building line or edge of a structure.

full length of a front lot line between side lot lines and to the depth required in the setback regulations for the
district in which it is located.
YARD SETBACK, REAR. The portion of the yard on the same lot with the principal building located
between the rear line of the building and the rear lot line and extending for the full width of the lot. The area
lying along the full length of the rear lot line between side lot lines and extending inwardly to the depth
required in the setback regulations for the district in which the lot is located.
YARD SETBACK, SIDE. A yard between the side line of the lot and the nearest line of the building and
extending from the front yard to the rear yard. The area lying between the side line of a lot and extending
inwardly to the depth required in the setback regulations for the district in which the lot is located, and which
lies between the front and rear setbacks.

YARD, REAR. The portion of the yard on the same lot with the principal building located between the rear

BUILDABLE AREA. The space remaining on a zoning lot after minimum yard setback and open space
requirements have been met, unless as otherwise specified.
ACCESSORY BUILDINGS
The commissioners also discussed in June how the current code says that Ñ no accessory structure
shall be erected or located within any required yard other than the rear yard.Ò This phrase is
ambiguous because it uses both Ñrequired yardÒ and plain Ñyard.Ò This phrase could be
interpreted in two ways, illustrated below:
1. An accessory structure may be located anywhere on the property except in a required
setback, except it can be in the required rear yard/setback. This implies that it could be
located in the generic front or side yard.
2. No accessory structure shall be located anywhere on the property other than the rear yard
(area behind the house).

The precedent in Centerville interpretating this code standard is that detached accessory
buildings can only be in the rear yard. Many communities allow detached accessory structures to
the side of the principal structure, if they are not in front of the house. A third option discussed in
June is having different options for sheds than garages; one option would be to allow a shed only

in the rear yard, while allowing detached garages to be to the side or rear of the house. These are
illustrated on the following page.

3. Different standards for Sheds and Garages
A third option discussed in June is having different options for sheds
than garages; one option would be to allow a shed only in the rear
yard, while allowing detached garages to be to the side or rear of the
house. This is a blend of the previous options Ï see Figure 4:

accessory structure that is not a garage shall be located only within the rear yard.
ACCESSORY STRUCTURES AND CORNER LOTS
The definition under the current code is that any lot line that abuts a road is a ÑfrontÒ lot line; a
corner lot therefore has two front lot lines, and two front yards. For detached accessory structures,
the current requirement is:
§ 156.107 ACCESSORY STRUCTURES AND USES.
(A) Residential Uses
(5) Detached accessory buildings must have a minimum of a 5-foot interior side setback and a 10-foot
rear setback. Where a rear or side yard abuts a street, an accessory building shall be set back a minimum
of 20 feet from the street property line. No structure may be placed in an easement except bridges by
written permit approved by the City Council.
Staff suggest amending 156.107(A)(5) to better clarify corner lot situations.
§ 156.107 ACCESSORY STRUCTURES AND USES.
(A) Residential Uses
(5) Detached accessory buildings must have a minimum of a 5-foot interior side setback and a 10-foot
rear setback. Where a rear or side yard abuts a street For a corner or through lot, a detached accessory
building shall be to the side or rear of the principal building, and set back a minimum of 20 feet from any
lot line abutting a road the street property line. No structure may be placed in an easement, except
bridges by written permit approved by the City Council.
LAKESHORE LOTS
Commissioners discussed in June setting different standards for lots that abut lakes. First, staff would
propose defining what a lakeshore lot is within the definitions section.
LOT, LAKESHORE. A lot bordered on one side by a river, stream, or lakeshore, and another side by a right-
of-way. Lakeshore lots may also be corner lots or interior lots. Also referred to as a riparian lot.
Often, lakeshore lots are narrow and deep, with the house built deeper in the lot closer to the
lakeshore than the road and front lot line. Due to the setbacks required from the lakeshore, there is
often little rear yard that can be utilized for detached accessory buildings, pools, etc. The
commissioners should discuss whether they prefer allowing certain items between the road and a
house on lakeshore lots.
Communities that allow detached accessory structures in the front yard of a lakeshore typically
require screening. Communities also may require that the minimum front yard setback still be met,

or that new structures are no closer to the front lot line than structures on adjacent properties.
These two examples are shown in figures 5 and 6.

This could be accomplished through the following amendment:

a lakeshore lot, a detached garage or accessory building shall be permitted closer to the
front lot line than the front building line or edge of the principal building, provided that
the minimum front setback for principal buildings is met, there is screening between
the structure and the right-of-way, and that all other required setbacks are met.
FENCES & FRONT YARD
Based on discussion at the June meeting, the intent is for fencing located between the front lot
line and the house be limited to 36 inches in height, while fencing behind the front of the house
can be up to six (6) feet in height. Staff recommends the following amendments below in blue
and strikethrough to further clarify this for readers.
§ 156.111 FENCES AND SPECIAL PRIVACY SCREENING.
(A) General regulations.
(1) All fences shall be located a minimum of two feet from any property line of the fence owner
unless the owner of the adjoining property agrees, in writing, that the fence may be erected on
the property line of the respective properties. This agreement shall be submitted at the time of
building permit application.
(a) Fences shall be located a minimum of two feet from a property line adjoining a street right
of way and may not be located in any drainage or utility easement, except where permission
has been granted by the City through an encroachment agreement.
(b) No fence other than a decorative fence may be constructed within a front yard setback. As
used herein, the term DECORATIVE FENCE means a wrought iron fence, wood or vinyl
vertical post and wood horizontal rail fence with no more than three rails or a wood or vinyl
picket type fence with at least two inches of open space between each picket. All decorative
fences shall have at least 40% of the surface area of the fence open.
(2) No residential fence may exceed six feet in height and. No decorative fence within the front
yard setback may exceed 36 inches in height.
SWIMMING POOLS
Swimming pools are considered accessory uses. As discussed in June, a definition for swimming
pool should be added.
SWIMMING POOLS. Any pool, tank, or other structure which shall cause or has the capacity to retain water
with a depth greater than 30 inches, and is designed to be used for swimming, wading, or immersion purposes
by individuals.

In Section 156.107(A)(10) the code stipulates:
(10) Swimming pools may exceed the size requirements for accessory structures, but shall not
exceed 50% of the rear yard.
This limits the size of swimming pools, but does not explicitly state a swimming pool can only be in
the rear yard, which is the precedent in Centerville and staffÔs understanding of the intent of the
code. If the commissioners wish to confirm this is the preferred interpretation, staff proposes the
following revisions:
(10) Swimming pools may only be located in the rear yard of any lot, and may exceed the size
requirements for accessory structures, but shall not exceed 50% of the area of the rear yard.
CONCLUSION & RECOMMENDATION
If there is consensus among the Planning and Zoning Commission on the various issues presented
here, the Planning and Zoning Commission can recommend the proposed amendments to the
City Council for approval or denial.

Main Street Market will take place every Thursday at 5:30p.m. from

next to Centerville Elementary parking lot.To date we have 21 vendors
that will be participating throughout the market season.
Several school groups have been scheduled for Community Night
scheduled for July 24, 2025.

Services (MCES) Private Inflow & Infiltration (I & I) program to help

$41,000 in grant funding to be used by residents in 2025.
The money needs to be used by the end of the year, so staff is encouraging
residents to submit their requests to public works interim director Tedd
