Reference: Concept Plan Review — Woods of Old Mill
We have reviewed the concept plan dated March 18, 2025 and received January 26, 2026 for the proposed
creation of 4 residential lots from the existing Lot 8, Second Addition. The following are our preliminary
engineering comments regarding the proposed development:
General Notes
Any required wetland buffers should be shown on the plat.
It appears that a wetland delineation has been completed since the original parcel was platted, and
that the current wetland boundary is not entirely contained within the existing drainage and utility
easement. Additional or revised easements should be provided over the expanded wetland
boundary.
The applicant should note the elevation of the sanitary sewer stub previously installed to serve this
property. It may not be feasible to serve basement levels of the proposed homes with gravity
sewer service.
While it does not appear that future trail/sidewalk connections to the north or east through this
parcel have been identified by the City, potential for such a connection could still be considered.
This may be challenging, however, given the presence of wetlands.
