Commission Member DeVine will not be in attendance at tonight's meeting. . Mr. Rick Carlson will be present at the Public Hearing. Staffis providing you with a letter from Building Official Paul Palzer and a letter from City Engineer Tom Peterson addressing concerns about the proposed "Hunters Crossing" sub- division. Mr. Carlson is aware of the concerns, and stated he feels the concerns are workable and can be taken care of. . Agenda item IV, Met Council Lot Split, is an administrative lot split. City Attorney Jim Hoeft stated this item is "FYI" and no action is needed by the Planning and Zoning Commission. . January 31, 2000 To: Planning and Zoning Commission From: Paul Palzer, Public Works Directo~ Re: Hunter's Crossing Dear Chairperson and Committee Members: I have reviewed the preliminary plat for Hunter's Crossing and the following items require more clarification. 1. What zoning is being requested, R-2, R2A or R-5. The only zone the lots currently conform to is R-2A. 2. In any of the above zones, the Baumann lot split would create a non-conforming lot due to the pole barn on the lot. A variance would have to be requested or the building would have to be removed to create a conforming lot. 3. Has the street naming committee been notified, I don't recongize these names from the approved list. 4. A Rice Creek Watershed permit is required for the project. 5. The park/trail configuration appears different than the one presented to the County. A detail showing the connection would be helpful. 6. The Baumann property would have to connect to the sanitary sewer system per city ordinance and this should be explained to the Baumanns. Below are the R-2 and R-2A requirements for lots and home size.
