156.1 03 New section as follows:
(F) Roofing materials on singlefamily attached and detached residential structures over
120 squarefeet shall be tile, shakes, shingles, copper or architectural metal roofsheeting
with factory applied color coatings (and are installed with concealedfasteners).
Materials and installation must conform to the building codes then in effect.
Amend 156.107 (A) Accessory Structures-Residential Uses
(12) Neither buildin1!; with metal roots and exterior walls and coverin1!; a total (exterior)
area in excess of 120 square feet, nor any other buildings with metal roofs shall be
permitted in any residential or mixed use district (except where the principal structure
has a permitted architectural metal roc!!: in which case a metal roof of the same
permitted materials may be used). Pole-type buildings and rigid frame structures with
membrane roof or sides. are also prohibited all zonin1!; districts.

Pursuant to due call and notice thereof, the Planning and Zoning Commission held its regularly
scheduled meeting on July 7, 2009, at 6:30 p.m.

Commissioner Thomas Wood arrived at 6:45 p.m.

I. CALL TO ORDER
Due to the absence if the Chair and Vice-chair, Commissioner Mosher called the meeting
to order at 6:32 p.m.

1. Variance Reauest-Scheller. 7267 Mill Road
City Administrator Larson reviewed a request for variance received from Michael and
Christina Scheller, 7267 Mill Road. They wish to construct a metal roof on a front
entryway. They have had trouble with ice dams on the entry and believe that a metal roof

will cure the problem. The entryway is about 7' x 7' and the roof extends across the top of
the front windows.
The Commission discussed whether the Code should be changed to allow metal roofs, as
there are high quality materials available now that might be acceptable.
Commissioner Wood arrived during the discussion.
Motion bv Commissioner Pan!!eD. seconded bv Commissioner Mosher. to schedule a
public hearin!! to consider the variance at 6:30 p.m. on AU2Ust 4. 2009. All in favor.
Motion carried unanimously.
Motion bv Commissioner Wood. seconded bv Commissioner Lanee. to direct staff to
research metal roof options and eet some examples from other communities that
allow them. All in favor. Motion carried unanimouslv.

the June 2. 2009. minutes as presented. All in favor. Motion carried unanimouslv.
