P & Z suggested that if Perron wants to build a garage for repair work that he should be looking at commercial parcels in the City for such a venture. Listed below are the questions along with our answers: 1. Question: BUTT LOTS: Butt lots shall be platted at least five feet wider than the average interior lots in the block. P & Z want to know what a "Butt Lot" is. Answer: Butt Lots - A butt lot is a lot, the side line of which coincides with the back line of one or more other lots. The 5' -0" additional width is the standard for most cities. 2: Question: We have the following street design standards ind want your opinion on them: ARTERIAL LOCAL CUL -DE -SACS ALLEYS Right of way 120' 60' 75' Radius 30' Paving width 52' 32' 45' Radius Maximum Grade subject to approval of City engineer Minimum Angle to Intersection 90 70 70 70 Horizon Curb Radius Horizontal Alignment s to i 2 approval of City Engineer Minimum radius of center line - vertical curves 500' 200' 200' 200' minimum eight distance City of Centerville Page 2 Sept. 14, 1981 2. Answer: Sidewalks: We would recommend 4' wide concrete sidewalks along one side of the collector streets. 4. Question: Trees: Trees shall be planted along the streets. The number, location and types of trees must meet the approval of the Council. Answer: Trees: We would recommend one tree per lot planted in the front yard rather than the boulevard. Approximately three species of trees should be used and alternated on lots. A nursery should be contacted regarding types of trees. 5. Question: When the plat is accepted, how many copies of the as- builts should be required by the developer to provide the City? City of Centerville Page 3 Sept. 14, 1981 5. Answer: The developer should supply enough prints of the preliminary plat so there is a print for the Planner, Engineer, City and each Planning Commission member. The developer should supply enough prints of the final plat so there is a print for the Planner, Engineer, Attorney, City and two or three for the Council. The developer should supply one print, two transparencies and one reduced transparecny of the approved final plat for the County and one transparency of the approved final plat for the City.
