PLANNING AND ZONING MtiTING
TUESDAY - SEPTEMBER 15 -
7:00 PNI - CITY HALL
PRESENT: Charles Baumann, Chairman Charles Cross
Robert Lindgren Robert LaMotte
Elmer Murray
ABSENT: Kathy Welk Melvin Dupre
Michael Lynch
Chairman Baumann called the meeting to order at 7:00 PM,
Lawrence Perron, 1798 Main Street was in attendance
inquiring about setting up a repair shop in his garage.
P & Z consensus was no problem if his neighbors do not
complain. Mr. Perron also inquired about rezoning of'
his property from residential to commercial which the
P & Z did not think would be possible. P & Z suggested
that if Perron wants to build a garage for repair work
that he should be looking at commercial parcels in the
City for such a venture.
Balance of meeting was spent in going over the platting
ordinance. Motion by Cross, second by Lindgren to pass
the proposed platting ordinance along to the Council
for review and consideration.
Meeting adjourned at 8:45 pm.

RE: Questions Regarding Platting Ordinance
Gentlemen:
On September 2, 1981 Lu Prachar sentus a letter with several
questions regarding Platting Ordinances. Listed below are
the questions along with our answers:
1. Question:
BUTT LOTS: Butt lots shall be platted at least five feet
wider than the average interior lots in the block.
P & Z want to know what a "Butt Lot" is.
Answer:
Butt Lots - A butt lot is a lot, the side line of which coincides
with the back line of one or more other lots.
The 5' -0" additional width is the standard for
most cities.
2: Question:
We have the following street design standards ind want your
opinion on them:

2. Answer:
COLLECTOR LOCAL CUL -DE -SACS
Right -of -way 66' 60' 120' radius
Paving Width 36' 32' 46' radius
Maximum Grade 5% 8%
Minimum angle to inter-
section 90° 70° 70°
Minimum Curb Radius 20' 14' 14'
Horizontal Alignment Degree of curvature shall match speed limit
Minimum radius of center
line - vertical curves
minimum sight distances 200' 100'
NOTE: We would recommend eliminating alleys.
3. Question:
Sidewalks: Paved sidewalks feet wide of portland cement
concrete or asphaltic concrete may be required along
one or both sides of streets.
Answer:
Sidewalks: We would recommend 4' wide concrete sidewalks along
one side of the collector streets.
4. Question:
Trees: Trees shall be planted along the streets. The number,
location and types of trees must meet the approval of the
Council.
Answer:
Trees: We would recommend one tree per lot planted in the front
yard rather than the boulevard. Approximately three
species of trees should be used and alternated on lots.
A nursery should be contacted regarding types of trees.
5. Question:
When the plat is accepted, how many copies of the as- builts should
be required by the developer to provide the City?

5. Answer:
The developer should supply enough prints of the preliminary plat
so there is a print for the Planner, Engineer, City and each
Planning Commission member.
The developer should supply enough prints of the final plat so
there is a print for the Planner, Engineer, Attorney, City and
two or three for the Council.
The developer should supply one print, two transparencies and one
reduced transparecny of the approved final plat for the County
and one transparency of the approved final plat for the City.
