Pursuant to due call and notice thereof, the Planning and
Zoning Commission of Centerville held their regular meeting
on May 6, 1986 at City Hall. Chairman Tourville called the
meeting to order at 7:10 P.M. Present: Buesseler, Murray,
liaison Wilharber, Mayor L'Allier, Lindgren arrived at 7 :35 P.M.
Absent: Welk.
Motion by Murray, second by Buesseler to approve the minutes
of the April 1 meeting with the following change:
now reads: Mr. Buckbee wanted to know if a variance
was needed to build within ten feet of his
north property line.
corrected to read: Mr. Buckbee wanted to know if a variance
was needed to build no closer than ten feet
to his north property line,
motion carried unanimously.
Meeting was adjourned to the public hearing at 7:15 P.M.
Pursuant to due call and notice thereof, the Planning and
Zoning Commission held a public hearing on May 6, 1986 at City
Hall. Chairman Tourville called the meeting to order at
7:15 P.M. The purpose was to hear all persons present with
regard to the rezoning of the Ni of the N2 of the NW4 of the
SW4 Sec 24 Township 31 North Range 22 West comprising 10
acres from industrial to rural residential.
Members of the audience expressed their opinions on this
matter:
Herman Strehlow, 830 West Arlington
Leon L'Allier, 1973 Main Street
Mr. Strehlow agreed to change the boundaries from the above
legal description to: The Northeast Quarter of the Northwest
Quarter of the Southwest Quarter (NE4 of NW4 of SW of Section
24, Township 31 North, Range 22 West, containing 10 Acres
more or less, according to the United States Government
survey thereof, and lying in the City of Centerville, Anoka
County, Minnesota.
Motion by Buesseler, second by Murray to recommend to the
City Council the rezoning of the Northeast Quarter of the
Northwest Quarter of the Southwest Quarter of Section 24,
Township 31 North, Range 22 West, containing 10 Acres more
or less, according to the United States Government survey
thereof, and lying in the City of Centerville, Anoka County,
Minnesota, from industrial to rural residential, motion carried
unanimously.
The reasons for the rezoning recommendation are as follows:
- Rural residential seems to be an appropriate use
of the land based on its limitations,
- Limited if any impact on future development of
20th Avenue,
- In interest of public health by creating an additional
buffer zone to the creek from industrial development.
Public hearing adjourned at 8:10 P.M..

Meeting Minutes
May 6, 1986
The Planning and Zoning Commission meeting reconvened at
8:10 P.M.
Appearance of Frank & Betty Merabella and Bob Brunfeld (realtor).
Mr. & Mrs. Merabella own (3) 50' x 150' lots in Centerville
they wish to sell - copy of map attached. They wanted to
know if these lots could be sold individually or if they
needed to be combined. Per our ordinance #4, page 17, section
42.02 the lots need to be combined. It was suggested a variance
may be possible to separate the corner lot on Main Street
and Progress Road. If a variance were received to separate
this lot from the other two, another variance would be needed
to build as the setback requirements could not be met.
Appearance of Paul Behr, Ted Ready, & Dick Hoogham. These
gentlemen want to purchase a lot in Raven Industrial Park,
however their type of business is not clearly specified as
a permitted use in our industrial zone. Motion by Buesseler,
second by Lindgren to pursue amendment of ordinance #4 to include
"Contractor's Yard" as a permitted use in the industrial
zone, and add the definition of a contractor's yard as "an
area where vehicles, equipment and /or construction materials
and supplies commonly used by building, excavation, roadway
construction and similar contractors are stored or serviced.
The Contractor's Yard includes both areas of outdoor storage
and areas confined within a completely enclosed building
used in conjunction with a contractors business, motion carried
unanimously.
A public hearing will be held June 3, 1986 at 7:00 P.M. at
City Hall.
Appearance of Jerry Parent and DonHult. Messrs. Parent & Hult
will be pursuing the platting of the property west of Mill Road
and east of Clearwater Creek. Clerk will send them copies of
Ordinance #4 & 8 and a platting check list.
Commission member Buesseler will look at ordinance #4 and
other city's zoning ordinances and see what re- writing he
can do by next meeting.
Parking ordinance and building numbers ordinance will be
on next ,agenda.
Motion by Lindgren, second by Murray to adjourn meeting,
motion carried unanimously. Meeting adjourned at 10:20 P.M.
