CITY OF GEM LAKE, RAMSEY COUNTY, MINNESOTA <br />ORDINANCE NO. 104 <br />A PROPOSED RE -WRITE OF SECTION 10 OF THE ZONING ORDINANCE <br />NO. 43J REGARDING USES IN THE GB4I ZONING DISTRICT <br />THE CITY COUNCIL OF THE CITY OF GEM LAKE ORDAINS: <br />SECTION 1. Make changes in Section 10 of Zoning Ordinance 43J so that it reads as follows: <br />Section 10.1 Permitted Uses <br />10.1.1 Within any GB II Business District, no structure or land shall be used except for one or <br />more of the following uses: <br />A) Those uses permitted in Section 12.1 (RE zoning district) and as regulated therein <br />except as hereinafter modified shall be a permitted use. <br />B) The following retail sales and service businesses: Auto sales (open sales lots require a <br />conditional use permit), auto repair including painting and body work, boat and marine <br />sales, bakery, business and trade school, cabinet and carpentry shops, electrical, heating and <br />plumbing, commercial greenhouse, general equipment rental providing it is conducted within a <br />building, dairy products processing, packaging and storage, garden supply store, printing <br />shops, upholstery shops, warehousing, except the storage of inflammable fluid, Mini -storage <br />and similar storage, and wholesale offices and show rooms. <br />C) Veterinary clinic or animal hospital, <br />D) Single family dwelling. <br />E} Car wash, provided off street parking space is constructed to accommodate that number <br />of vehicles which can be washed during a maximum fifteen (15) minute period. <br />F) Business offices. <br />G) Funeral Home or Mortuary. <br />
