Section 10, 5 Area, Frontage and Yard Requirements <br />1.0.5 ,1 The following minimum and maximum requirements shall be observed: <br />TABLE 10.5.1 <br />AREA <br />15,000 square <br />feet <br />FRONTAGE <br />80 feet <br />FRONT <br />YARD <br />20 foot set- <br />back <br />SIDE YARD <br />10 foot set -back <br />REAR YARD <br />10 foot set -back <br />OPEN SPACE <br />10% <br />A) 75,0.00 sq. ft. maximum area. <br />B) Set -backs measured from the closest of: any lot line, road easement, road right-of-way or <br />the like. <br />10.5.2 The minimum green space requirement in this zoning district shall be: <br />A) Ten (10%) percent of the total lot area including right-of-ways, building, access roads, <br />parking lots, storage areas and the like, <br />B) The minimum green space requirement may be satisfied by payment of a Park Land <br />Dedication to the. City in the equivalent of five (5%) percent of the pre -development <br />property value. <br />SECTION 2. SEVERABILITY. Should any section, subdivision, clause or other provision of this <br />Ordinance be held to be invalid in any court of competent jurisdiction, such decision shall not affect <br />the validity of the Ordinance as a whole, or any part hereof, other than the part held to invalid. <br />SECTION 3.
