SECTION 6. TERMINATION OF RIGHT TO DEFERRED PAYMENT. The option <br />to defer payment of special assessments shall terminate and all amounts <br />accumulated, including accrued interest, shall become due upon the occurrence <br />of any of the following events: <br />6-1.. The death of the owner, provided that the spouse is otherwise not eligible for <br />the benefits hereunder; <br />6-2. The safe, transfer or subdivision of the property or any part thereof; <br />6-3. if the property should for any reason lose its homestead status; <br />6-4. If for any reason the City Council shall determine that there would be no <br />hardship to require immediate or partial payment; or <br />6-5. Failure to file a renewal application within the time hereinbefore prescribed, <br />SECTION 7. COLLECTION OF DEFERRED PAYMENT. Upon the occurrence of <br />one of the events specified in Section 6, the Council shall terminate the deferral. <br />Thereupon, the City Clerk shall notify the Ramsey County Assessor and the <br />Ramsey County Department of Property Taxation of the termination, including <br />the amounts accumulated on unpaid installments plus applicable interest which <br />shall become immediately due and payable as a result of the termination, and if <br />not paid prior to November 30th of the year the deferral is terminated, shall be <br />certified for collection together with the real estate taxes payable in the following <br />year, and shall be collected by the Ramsey County Treasurer as are other <br />special assessments. <br />SECTION 8. SEVERA# ILITY. Should any section, subdivision, clause or other <br />provision of this Ordinance be held to be invalid by any court of competent <br />jurisdiction, such decision shall not affect the validity of the Ordinance as a <br />whole, or any part thereof, other than the part held to be invalid <br />
